Lease Terms & Tenant Responsibilities

Lease Duration:
 12-month residential lease
 Tenant agrees to remain responsible for the property and all lease obligations for the full lease term.

Utilities & Services:
The tenant is responsible for arranging and paying for the following utilities and services during the lease term:

 Septic tank pumping/cleaning and routine septic maintenance
 Trash/recycling pickup
 Pest control/exterminating services

Property Care & Maintenance:
Tenant is expected to keep the home, yard, and property in a clean, safe, and well-maintained condition and to promptly notify the landlord of any maintenance issues.

The tenant will be financially responsible for the cost of repairing or replacing any property damage caused by the tenant, household members, guests, or invitees, whether the damage occurs inside or outside the home. This includes damage to the home, fixtures, appliances, doors, windows, flooring, walls, plumbing, yard, landscaping, or other property resulting from negligence, misuse, abuse, or failure to properly care for the property.

Tenant will not be responsible for ordinary wear and tear or repairs that are the landlord's responsibility under applicable North Carolina law. (EPI )

Septic System:
Because the property uses a septic system, tenants are expected to use and maintain the system properly and avoid disposing of grease, chemicals, wipes, feminine hygiene products, or other materials that could damage or clog the system. Tenant is responsible for scheduled septic pumping/cleaning and for damage resulting from improper use or neglect. Trash:
Tenant is responsible for maintaining trash service and properly disposing of household garbage and other waste.

Pest Control:
Tenant is responsible for routine exterminating/pest-control services during the lease term and for pest issues caused by the tenant's housekeeping, food storage, pets, or other actions, subject to applicable law.

Security Deposit:
A security deposit may be collected as permitted by North Carolina law and may be applied to qualifying unpaid rent, tenant-caused damages, and other legally permitted charges. Normal wear and tear is not chargeable against the security deposit. (North Carolina General Assembly )

Other Lease Requirements:
All tenants and occupants must comply with the terms of the signed lease agreement and applicable federal, state, and local laws. The property must be maintained in a clean, safe, and sanitary condition throughout the tenancy.
