Lease Terms
Utilities & Trash: Renter shall be responsible for the payment of all utilities associated with the property, including but not limited to electricity, water, gas, and internet. Renter is also responsible for arranging and paying for trash removal services.
Lawn Care: Owner shall be responsible for all lawn care and general exterior landscaping maintenance.
Payments Due at Signing: First month's rent and a security deposit of $1,900 shall be due at the time of lease signing. The security deposit may be used to cover any damages, unpaid rent, or other lease violations, and will be returned in accordance with applicable laws upon termination of the lease and satisfactory inspection of the premises.
Subleasing: Subleasing or assigning any part of the leased premises is strictly prohibited without prior written consent from the Owner.
Alterations: No cosmetic changes, including but not limited to painting, installing fixtures, or making decorative alterations, may be made without the prior written approval of the Owner.
