- Have no more than 2 occupants/bedroom
- Have no more than 2 unrelated adults. (Relationships must be spouse or parent/child to qualify.)
- Not owe any money to a previous landlord
- Not have any recent evictions
- Not have any past due or charged off utilities, car payments, furniture loan, credit cards, or other consumer loans reported on the credit report or court records
- Have no excessive accounts in collections or charged off reported on the credit report
- Not have been convicted of any crimes against people or property in the last 7 years
- Not have been convicted of any drug manufacturing or distribution charges in the last 7 years
- Have no vicious breed dogs

APPLICATION INSTRUCTIONS (HOW TO APPLY):
Click on Rentals and click on VIEW DETAILS for the property you want to apply for, then click on APPLY ONLINE. Ensure that you have all the required documents handy (Log in info for all if your income deposit sources, your most recent 2 months paystub for all income sources, Government Issued IDs for all adults). Complete all the Required Information then Hit Submit. Go to your e-mail and find the e-signature that will walk you through signing and paying for the application.

THIRD PARTY INCOME VERIFICATION - Applicants will be required to complete an income verification with plaid. Be sure to include ALL of your bank accounts that have income deposited into. FAILURE TO COMPLETE THE INCOME VERIFICATION WILL RESULT IN APPLICATION DENIAL.

UPON ACCEPTANCE: Lease must be signed, and deposit paid within 48 hours of acceptance. (See exception for SEC 8 voucher holders below.) A whole month's rent will be due upon move-in. If lease begins after the first of the month, a prorated rent will be charged for the second month of the lease term.

MILITARY APPLICANTS: Please upload a copy of your most current orders with your application. Your PRD must be at least 12 months after your lease start date.

SEC 8 APPLICANTS: Please upload a copy of your voucher with your application. We require you have monthly verifiable, reliable income of at least one times the rent, not counting your voucher. Upon acceptance, a reservation fee equal to one month rent is due must be paid for the property to be held for you. Applications will only be processed if the applicant confirms they have the funds available to pay within 48 hours. If you are accepted, the property will remain on the market until the reservation fee equal to one times the rent is received to reserve the property.

    "Everyone’s confusing this neighborhood with downtown Hampton it is not in downtown Hampton. It is off mercury across from Hardee’s - in a private gated community. It is on a peninsula surrounded by natural surroundings and water on three sides Has a clubhouse ,a pool ,grounds are kept incredibly nice. They have wildlife projects. Everyone is friendly and speaks and waves. I walk at sunrise and after dark at 12 o’clock at night the only thing that scares me every now and then is the occasional surprise by a rabbit, but my dog loves them "

    "I don’t know where that person got. It wasn’t safe and people raced through the neighborhood. It’s in a gated community Everybody is very friendly. It’s quiet. We’re surrounded by water a beautiful wildlife I walk at night during the day I see all the ospreys egrets Heron The pier is lit up at night. You can walk out on that. Everybody respects others nobody throws trash out. I feel blessed."
