Five bedrooms: three on the upper level, two on the finished lower level. The primary bedroom has an ensuite with 2 sinks, a shower, and toilet; a second full bath is on the main level and a third is downstairs, all with shower or tub feature.

The home was completely remodeled in the last 5 years and more recent updates include new interior paint, new windows on the front of the home, and a new water heater. The home has central air, forced-air heat, and an attached two-car garage.

The backyard has a mostly fenced backyard and a back patio with hot tub.

Easy access to I-15, 9000 South, and the Sandy TRAX line. Canyons School District. About 20 minutes to downtown Salt Lake City, and both Little and Big Cottonwood Canyons are a short drive up.

Utilities: Power, gas, water, sewer, and trash are paid by the landlord and stay in the landlord's name. The cost is included in the monthly rent, up to a combined allowance of $400 per month. Usage above the allowance is billed to the tenant at actual cost, with copies of the bills provided. This arrangement ensures accounts are never at risk of interruption. Internet is the responsibility of the tenant.

Yard and snow: Tenant is responsible for lawn mowing, yard maintenance, and snow removal from the driveway, walkways, and the adjacent public sidewalk.

Other terms: 12-month lease with the option to continue month-to-month. No smoking, vaping, or cannabis use anywhere inside the home or garage. Screening criteria, deposit terms, and a good-faith estimate of any fees not included in rent are provided in the listing details and before any application fee is accepted.

Security deposit: $3,150 (one month's rent), fully refundable, with any deductions itemized in writing within 30 days after move-out (terms of deductions are included in the lease); renters insurance required.

Disclosure: Available September 5. Fixed monthly expenses included in rent: gas, electric, water, sewer, trash, up to a combined $400/month allowance. Use-based expense: utility usage above the allowance is billed at actual cost.

All applicants must be 18 and older. Applications required for all adults who will be living in the home.

Income: Verifiable gross household income of at least 3x the monthly rent. For applicants with a housing voucher or rental subsidy, the 3x requirement applies to the applicant's portion of the rent.
Credit: Minimum score of 650. Medical debt and student loans in deferment are not counted against the applicant.
Rental history: Prior landlord's ledger showing on-time payments, 24 months of verifiable rental history. No unlawful detainer (eviction) judgment within the past 5 years. No balance owed to a prior landlord.
Employment: Verifiable current employment or income source and verifiable length of employment (verified by employer) is considered.
Criminal history: Only convictions are reviewed. Convictions within the past 7 years are reviewed individually, considering the nature of the offense, time elapsed, and evidence of rehabilitation. Arrests that did not result in a conviction, dismissed charges, and expunged or sealed records are disregarded, and an applicant will not be denied on the basis of any of them.
Documentation: Government-issued photo ID and two most recent pay stubs or equivalent proof of income.

If any amount in this disclosure differs from the signed rental agreement, or if you have not yet signed the agreement or taken possession, you may make a written demand and all money you have paid will be returned within five business days.
