-$300 non refundable one time pet fee. Renter is responsible for electric, water, trash, internet, cable, all other utilities.
-Renter responsible for watering grass as needed per season/time of year.
-Renter to get owner permission for any change to exterior; flower beds, plant/tree additions, storage sheds, playgrounds, sandboxes, etc.
-Renter may paint walls as long as the wall painted is returned to original color and sheen level.
-Renter to get permission from owner for all other permanent interior changes.
- Renter to maintain changing All interior air filters every 3 months.
- Renter to uphold HOA rules/covenants.
-Renter to pay all HOA fines caused by the renter.
-Renter will contact owner for all home malfunctions, requested maintenance items right away and give reasonable time for response.
-Renter will pay home warranty service fee that may arise, after contacting the owner first, for any needed technician or repair. (Not to exceed $50)
-Owner will maintain all grass mowing & edging.
-Owner will provide bi-monthly pest treatment. -Owner will provide air filters for 1 year at the beginning of the lease.
