Early Termination: If tenant vacates the property before the lease end date, the security deposit will be forfeited and applied toward damages, unpaid rent, or early termination costs.
Security Deposit & Condition: The home is delivered in excellent, freshly maintained condition. The property must be returned in the same condition, normal wear and tear excepted. Any damage, excessive wear, or repainting required due to tenant use will result in forfeiture of the security deposit.
Paint & Alterations: No painting, wallpaper, nails, wall anchors, or modifications without written owner approval.
Renter's Insurance: Renter's insurance is required for the full lease term. Proof of active coverage must be provided prior to move-in and maintained throughout occupancy.
Utilities: Tenant is responsible for all utilities unless otherwise stated.
Smoking: No smoking or vaping allowed inside the property.
Pets: No pets allowed unless approved in writing (additional fees/deposit may apply).
Maintenance: Tenant is responsible for basic upkeep and must promptly report maintenance issues to prevent further damage.
Move-Out: Professional cleaning required at move-out. Failure to return the home clean may result in deductions from the deposit.
