ADDITIONAL LEASE TERMS AND PROPERTY RULES

1. EARLY TERMINATION

Except where the tenant has a legal right to terminate the lease, vacating the property before the lease expiration date does not automatically release the tenant from the obligations of the lease.

The tenant may remain responsible for unpaid rent, damages, cleaning charges, and other amounts permitted by Florida law. Any agreed-upon early-termination fee or liquidated-damages provision must be included in a separate written addendum signed by both parties.

The security deposit will not automatically be forfeited. It may be applied toward unpaid rent, property damage beyond normal wear and tear, missing items, excessive cleaning, or other amounts lawfully owed.

Nothing in this lease limits any termination rights available to a qualified servicemember under federal or Florida law.

2. SECURITY DEPOSIT AND PROPERTY CONDITION

The required security deposit is $3,000.

The home will be delivered clean, move-in ready, and in excellent, freshly maintained condition. A move-in inspection report, photographs, or video may be completed before occupancy.

The tenant must return the property in substantially the same condition in which it was received, excluding normal wear and tear.

The tenant may be charged for:

* Unpaid rent or other amounts due
* Damage beyond normal wear and tear
* Missing or damaged furniture, appliances, keys, or garage remotes
* Unauthorized alterations
* Excessive dirt, trash, stains, odors, or required repainting caused by tenant use
* Other lawful charges under the lease

The security deposit may not be used as the final month's rent. The deposit and any claims against it will be handled according to Florida law.

3. PAINTING AND ALTERATIONS

The tenant may not paint, install wallpaper, mount televisions, or make alterations to the property without the owner's prior written approval.

Nails, screws, wall anchors, adhesive products, shelving, fixtures, and similar installations also require written approval. The tenant is responsible for repairing unauthorized alterations or related damage.

4. FURNISHED RENTAL OPTION

If the property is rented furnished, an additional $350 per month will be added to the agreed rental rate.

A furniture and household-item inventory may be attached to the lease. Furniture may not be removed, replaced, relocated outside the property, or disposed of without written owner approval.

The tenant is responsible for loss or damage to furnished items beyond normal wear and tear.

5. RENTER'S INSURANCE

Renter's insurance is required throughout the entire lease term. Proof of active coverage must be provided before keys are released and must remain current during occupancy.

The tenant must immediately notify the owner if coverage is canceled, expires, or materially changes.

6. UTILITIES AND INTERNET

The tenant is responsible for all utilities unless the lease specifically states otherwise.

High-speed internet is included in the monthly rent. Any upgraded service, additional equipment, installation, or optional service requested by the tenant will be the tenant's responsibility.

7. SMOKING AND VAPING

Smoking and vaping are strictly prohibited inside the home and garage. This includes tobacco, marijuana, electronic cigarettes, and similar products.

The tenant is responsible for cleaning, deodorizing, repainting, or repairing damage caused by unauthorized smoking or vaping.

8. PETS

One dog weighing no more than 30 pounds may be considered with prior written owner approval.

An approved pet is subject to a non-refundable pet fee and any additional terms stated in a written pet addendum. No additional or replacement pets are permitted without written approval.

This pet policy does not limit any rights relating to assistance animals under applicable law.

9. MAINTENANCE AND DAMAGE REPORTING

The tenant is responsible for ordinary cleanliness and basic upkeep of the home.

The tenant must promptly report leaks, plumbing problems, electrical problems, HVAC issues, water intrusion, appliance malfunctions, pest concerns, or other conditions that could cause additional damage.

The tenant may be responsible for additional damage caused by failing to report a known problem promptly.

The owner will coordinate routine maintenance, including HVAC air-filter replacement every 30 days. The tenant must provide reasonable access for scheduled maintenance.

The tenant may not hire contractors or authorize repairs without prior written owner approval, except when immediate action is reasonably necessary to prevent an emergency from causing additional damage.

10. APPLIANCES, PLUMBING, AND FIXTURES

Appliances, plumbing, electrical systems, HVAC equipment, and fixtures must be used reasonably and only for their intended purposes.

The tenant may be responsible for repair or replacement costs resulting from misuse, negligence, improper operation, blocked plumbing, unauthorized work, or damage caused by the tenant, occupants, guests, or approved pets.

11. LAWN AND EXTERIOR CARE

Unless lawn service is specifically included in the lease, the tenant is responsible for routine lawn care, weed control, trimming, and keeping exterior areas clean and free from trash.

The tenant may not modify landscaping, remove plants, install exterior decorations, or make exterior alterations without written owner approval.

12. AUTHORIZED OCCUPANTS AND SUBLEASING

Only the tenants and occupants specifically listed in the lease may reside at the property.

Subleasing, short-term rentals, room rentals, or allowing unauthorized persons to establish residency at the property is prohibited without prior written owner approval.

Unauthorized occupants or subleasing may constitute a material violation of the lease.

13. LATE PAYMENT

Rent must be paid in full by the due date stated in the lease.

Late rent may be subject to the late fee specified in the lease and permitted by applicable law. Acceptance of late or partial payment does not modify future payment obligations unless agreed to in writing.

14. OWNER'S RIGHT OF ACCESS

The owner may enter the property for inspections, repairs, maintenance, agreed services, emergencies, property preservation, or showings as permitted by Florida law.

Reasonable notice will be provided whenever legally required. The tenant may not unreasonably deny lawful access. The owner will not abuse the right of access or use it to harass the tenant.

15. MOVE-OUT REQUIREMENTS

A $400 professional cleaning fee is due at move-out.

Before surrendering the property, the tenant must:

* Remove all personal belongings
* Remove all trash and unwanted items
* Leave the home in reasonably clean condition
* Return all keys, access devices, and garage remotes
* Restore any approved temporary changes as directed
* Provide a forwarding address
* Participate in the final walkthrough when requested

Damage, missing items, excessive cleaning, unpaid rent, and other lawful charges may be claimed against the security deposit according to Florida law.
