Lease is for 12 months, and continues automatically on month-to-month basis at the owner's discretion.
Resident pays all utilities and for minor repairs/maintenance. Resident is to notify management immediately of any major repairs needed. There is a $100 service charge deductible for each major repair needed
House and yard are to be kept in good condition. Yard watered, trimmed, mowed, and edged weekly. Bushes and vines are to be kept trimmed appropriately 3-4 times
