About this House

Room for rent in a beautiful gated community on the corner of Monte Vista and 11th on the border of Upland and Claremont. This furnished room is perfect for someone who wants to rest, relax, and study in a quiet environment.

This room is perfect for a student as it is a 4min drive, 5min bike ride, and 20min walk from Claremont College campus.

1-2 rooms available. Rate of 1 room is $1000, but if one person rents both rooms they get a discount of $300 off for $1700 a month.

Private room(s) on the second story with windows that allow a nice amount of natural light during the day, as well as a ceiling fan. One room is furnished with a full size bed. The second room is unfurnished.

Wash/dryer room and the bathroom are right next to the bedroom(s), shared kitchen area is downstairs.

This neighborhood features a pool, hot tub, gym, and parking included in their rent. Parking is first come first serve.

Shared kitchen area with appliances including refrigerator, stove, oven, dishwasher, microwave, and toaster. Freezer space is available for use.

Bathroom is shared if each of the two rooms are rented by separate individuals. If both rooms are rented you will have a private bathroom.

No pets, no smoking, no guests, no garage storage. Tenants are not permitted to hang items on the walls by drilling or piercing holes. If tenants want to decorate they must use alternative methods, such as adhesive hooks or removable wall hangings, to ensure the integrity of the walls is maintained.

Street parking is first come first served, parking pass is included in rent.

If the parking pass is lost or stolen the tenant will have to pay the replacement fee.

Below is a list of general lease terms, an official lease agreement will be sent to potential applicants if the landlord selects an individual. The items below are subject to change at anytime before the lease is signed and after the lease is signed with notice.

Rent
Tenant shall pay monthly rent in the amount of:

$1000.00 for one room
OR
$1700.00 for two rooms

Due on the 1st day of each month.

Security Deposit
A refundable security deposit of

$1,500.00 for one room
OR
$2,500.00 for two rooms

shall be paid prior to occupancy. This deposit will cover damages beyond normal wear and tear and unpaid rent, in accordance with California law. It shall be returned within 21 days of move-out, less any deductions with an itemized statement.

House Rules (Strictly Enforced)
The following are NOT permitted:
- Pets: No pets of any kind are allowed on the premises.
- Smoking: Smoking of any substance is strictly prohibited anywhere on the property, indoors or outdoors.
- Guests: No guests or overnight guests are permitted.
- Garage Storage: Tenant may not store any items in the garage.
- Drilling or Piercing Holes in Walls: Tenants are not permitted to hang items on the walls by drilling or piercing holes. If tenants want to decorate they must use alternative methods, such as adhesive hooks or removable wall hangings, to ensure the integrity of the walls is maintained.

Security Cameras
The Landlord has installed security cameras in the common areas for safety and monitoring purposes. These cameras are visible and do not record private areas such as bedrooms or bathrooms.

Utilities
Utilities (internet and trash) are included in the rent.
Utilizes for electric, gas, and water are not included, Tenant shall pay 1/3 if there are three people in the home and 1/4 if there are 4 people living in the home, toward utilities each month.

Maintenance
Tenant shall maintain their rented space in clean, sanitary condition and cooperate in keeping common areas tidy. Tenant agrees to immediately report any maintenance issues to the Landlord.

Access
Landlord retains the right to access the rented room for inspections, repairs, or emergencies, with at least 24-hour notice unless in case of emergency.

Termination
Either party may terminate this Agreement with 30 days' written notice. Upon termination, the Tenant agrees to vacate the premises, remove all personal belongings, and return keys.

Legal Compliance
Tenant agrees to comply with all federal, state, and local laws while on the property. Violation of house rules or legal requirements may result in immediate termination of this Agreement.
