1. Utilities:
All utilities (electricity, gas, water, sewer, trash) will remain in the name of Roka LLC. Tenant agrees to pay a monthly utility fee to the Landlord based on actual usage. This fee will be itemized and billed monthly, due at the same time as rent. Tenant is responsible for any excessive usage or penalties resulting from their actions.
2. Security Deposit:
A total deposit of $1,700 is required. Of this amount, $1,400 is refundable, subject to a satisfactory move-out inspection. The remaining $300 is non-refundable and covers standard cleaning and a rekey fee.
3. Damage & Liability:
Tenant is responsible for all damages caused by themselves, guests, or pets (if ever permitted). This includes but is not limited to: walls, flooring, appliances, fixtures, and plumbing due to misuse, neglect, or abuse. All damages must be reported promptly, and repair costs will be charged to the tenant.
4. Maintenance & Upkeep:
Tenant shall keep the unit clean and in good condition. Responsibilities include replacing light bulbs, smoke detector batteries, and general upkeep. No alterations, additions, or painting may be made without prior written approval from the Landlord.
5. Entry & Inspections:
Landlord retains the right to enter the unit with 24-hour notice for routine inspections, repairs, or in the case of emergency. Inspections may be scheduled periodically to ensure proper care of the property.
6. No Smoking / No Pets / No Sub-Leasing:
Smoking is not allowed anywhere on the property, indoors or outdoors.
No pets allowed at any time unless explicitly authorized in writing by the Landlord.
Subleasing is strictly prohibited. Only the named tenants on this lease may occupy the unit.
7. Rent & Late Fees:
Monthly rent is due on the 1st of each month. A $50 late fee will be applied if rent is not received by the 5th day of the month. An additional $50 late fee will be charged for every 5 days thereafter that rent remains unpaid. Continued late payment may result in termination of this lease agreement.
8. Early Termination:
Tenant may not break the lease without written permission. If early termination is granted, the tenant remains responsible for rent until a new, approved tenant is found and may incur a termination fee.
9. Move-Out Procedure:
Tenant agrees to return the unit in clean, undamaged condition. A final walkthrough will be conducted to assess for cleaning or repairs. The refundable portion of the deposit will be returned within 30 days of move-out, minus any applicable deductions.
10. Parking:
Tenant has 1 dedicated parking space. Additional parking is available on the street.
