I am the owner and resident of a lovely 3000 square foot, 200-year-old farmhouse in a rural section of Gorham, Maine, 17 minutes from downtown Portland. I am renting a freshly renovated and painted 2nd floor room for $1100/month. The room is 11-1/2 x 14 feet, with an adjacent bathroom that is shared with one other lodger on the 2nd floor. The bedroom and bathroom each have 2 doors. A 1-year lease is required. There will be a total of 4 people living in the home, myself and 3 tenants.
Rent includes heat, hot water, electricity, internet, off-street parking for one vehicle, and several streaming services on the shared TV. Use of high wattage appliances such as air conditioners may require an additional fee.
Tenants will share access to a large kitchen with extensive counter and drawer space, 2 sinks, double oven, attached pantry, and dishwasher. The size and layout of the kitchen easily allows 2 people to cook simultaneously and provide separate space for tenants' food. House heat will be supplemented with a large wood stove in the kitchen which burns almost continually from fall through mid-spring.
Tenants will have shared use of a dining room adjacent to the kitchen, living room, small parlor, and a large room on the 3rd floor. I am willing to negotiate the use of space on the 3rd floor to set up a small office, yoga room, art studio, etc. There is a washer and dryer on the 1st floor for shared use. A bathroom with a stand-up shower will service both rented rooms on the second floor.
Outside, tenants will share access to a 27-foot diameter above ground pool surrounded by an 800-square-foot two-level deck, a 600-square-foot garden, and a little over an acre of lawn.
There is a 240 square foot, eaved second floor storage room for personal belongings that may be shared by the 2 second floor tenants. I am willing to negotiate a small additional fee for additional space for storage on the 3rd floor or attached garage.
I am also willing to negotiate the use of space on the 3rd floor for office space, an art studio, or other uses.
Pets are allowed for a small additional monthly fee depending on species and weight. There are 2 cats currently living here.
Smoking will only be allowed outside. Drinking alcohol and use of recreational drugs is allowed as long as it is discreet, is considerate of others' ability to enjoy the property, and does not interfere with the payment of rent or other responsibilities as defined in the Lease.
Rental requires an initial payment of $2300, which includes 1st month's rent and a $1150 security deposit. In order to avoid having to ask for last month's rent in addition to first month's rent and security, I will allow the tenant to pay this in installments: tenant will pay an additional $100 per month for 11 months starting on the second month of their lease toward their final month's rent. Over 11 months, the tenant will have paid their final month's rent, that is, this money will be returned as no rent will be due for the final month of the tenant's stay.
There is a large semi-wooded field across the street, and within walking distance there are a few trails and walks, cross-country skiing routes, and snowmobile trails.
I am looking for open-minded and respectful people who are willing to be a part of a household. Friendship is welcome, but only friendliness and consideration are required.
The full lease is too long to get into here, but my ideal Landlord/Lodger relationship involves never having to refer to the Lease, but instead to work out any problems (which, to this point, have been very few) as reasonable and compassionate adults. In addition to carrying out my responsibilities as Landlord, it is my goal to provide and, where feasible, invest my time and effort to create an environment that contributes to the well-being of all those who live here. At the same time, I expect all renters to respect each other and to act in ways that respect this home and property because it provides shelter, protection and sustenance for all who live here. Lastly, though I live here as landlord, I am accountable to all aspects of the Lease including those pertaining to behavior, respect for others and others' property, etc. I will do my dishes, clean up after myself, play music at a volume that does not bother someone else, and in most cases act simply as another renter. In whatever manner or to whatever extent a home is important to you, even one where you may not live forever, let's make this a good one.
