The apartment offers tons of wall space for the art lover, vintage hardware and lighting, hardwood parquet floors, and crown moulding throughout. Classic fluted columns flank the passage from the living room to a "Great Room" with an open kitchen and French doors leading to a large balcony (with an outdoor electrical outlet and a hose bib for watering your plants). The remodeled kitchen has an adjacent walk-in pantry, a beautiful Art Deco period light fixture, a Samsung French door refrigerator with ice maker, LG dishwasher, and a beautiful "iLVE" range/oven shipped from Italy. There's a spacious vanity room separate from the shower/toilet room, and an adjacent laundry room with a full-size side-by-side washer and dryer. The bedroom has a large walk-in closet in addition to a wall- length folding-door closet.
This apartment has three air conditioning/heating zones for generous heating and cooling, and tons of storage space in three large walk-in attic spaces at the corners of the apartment (see floor plan).
A very private apartment (you won't be looking out your windows at someone else's apartment like most apartment complexes), yet you will eventually meet the other tenants in the gardens that surround the building that feature two lawns and mature trees, including a large oak, several olive trees, and a huge Moreton Bay Fig tree, said to be the second-largest one in the country.
This is a great location, just a 15-minute drive to the heart of Downtown Los Angeles, a 25-minute drive to Burbank Airport, and a less than 10-minute walk to two "L Line" rail stations, one at Fillmore Street in Pasadena, and one at Mission Street in South Pasadena (conveniently adjacent to an award-winning weekly farmer's market and several restaurants and coffee houses). Caltech is a 10-minute drive east; Art Center College of Design's South Raymond Avenue campus is just a block away, as well as a public EV Charging depot with 26 chargers (20 of them Tesla V3 Superchargers). A gourmet market, a Von's market, and "Old Town Pasadena", a popular retail, theater, and shopping district, are all less than 5-minutes away. The popular "Yoga House" studio is just a few historic steps (once part of the estate, now a public walkway) down to the bottom of Grace Hill.
My husband and I have owned, personally managed, and lovingly maintained the building for 36 years. We don't live on the property. We completed a top-down update of the building's systems in 2022, including new plumbing (drain and supply), electrical subpanels, air conditioning and heating, high-end appliances, water heaters, roof, and more.

Minimum one-year lease. Security deposit of $4,995.00 required. Pets allowed on a case-by-case basis (may be dependent on breed) with an additional pet deposit of $750.00 per pet. The building is governed by the city of Pasadena's rent control ordinance (if ever overturned by court or by vote, California's statewide rent control ordinance would apply).
