~ Looking for a Very Special Place? This is It! ~

On a ~1-acre property crowning "Grace Hill", a charming, quiet, residential enclave where neighbors can peacefully stroll and walk their dogs, this bright and airy 1 BR 1 BA apartment is full of vintage character, yet has all the comforts of modern living; a mini-split air conditioning and heat system, in-unit washer and dryer, French door refrigerator, and a gorgeous "iLVE" range/oven shipped from Italy. The apartment has hardwood parquet floors, crown molding throughout, charming light fixtures, and mahogany countertops in the kitchen and bathroom. The living room features a gas log fireplace with a marble hearth and topped with the original mantle.

Located on the second floor, Apartment No. 5 has both east and west exposures, creating a wonderful cross breeze throughout the apartment with tree-top views. Three pairs of French doors off the living room open up to a charming, entertainment-size, semi-circular balcony with a lovely view of the city and the San Gabriel Mountain range beyond, as well as the canopy of our huge Moreton Bay fig tree (the second largest in the country). The balcony also offers the convenience of an outdoor electrical outlet and a hose bib.

Once a family estate built in 1891, "Grace Mansion" was converted into eight spacious and elegant one-bedroom, one-bath apartments in the 1920s. The building is situated at the top of "Grace Hill", surrounded by lawns and mature trees. Each apartment has an exterior entrance on a different side and/or floor of the building, which creates great privacy. Each is separately metered for gas, electricity, cable, and internet (we pay for water and trash). We have owned the building for 35 years and have lovingly maintained and upgraded it while preserving its vintage architectural details. We replaced the building's entire plumbing system, roof, electrical panels, plumbing fixtures, appliances, and HVAC systems in 2022. We do not live on the site.

One parking space per occupant is assigned on the property. Storage is available for rent in the basement, depending on the quantity. Dogs and cats are accepted on a case-by-case basis (breed and size restrictions may apply), and a pet deposit is required.

Downtown Los Angeles is conveniently located just a 16-minute drive away via the 110 Freeway, or you can choose to ride the Metro Gold Line train. The Pasadena and South Pasadena Gold Line train stations are both 6 minutes away by bike, 4 minutes by car. South Pasadena's weekly Farmer's Market is conveniently located at the Mission Street station to pick up produce on your way home from work. An EV charging depot on Glenarm Street is just an 8-minute walk away (26 chargers, 20 of which are Tesla V3 Superchargers). The Art Center College of Design's Raymond Campus is also an 8-minute walk away, across the street from the EV charging depot. The historic "Old Town Pasadena" entertainment and shopping district is just a 7-minute drive, or 12-minute bike ride away. California Institute of Technology is a 10-minute drive or 12-minute bike ride away. Burbank Airport is 22 minutes away by car.
