Lease Terms
1. Security Deposit

Any belongings left behind will be handled according to Arizona law regarding abandoned property. The landlord will conduct a move-out inspection to assess the condition of the property before the return of the security deposit.
19. Dispute Resolution
In the event of a dispute arising from or relating to this lease agreement, the parties agree first to try in good faith to resolve the dispute through mediation before resorting to arbitration or litigation. If mediation does not result in a resolution, the dispute shall be resolved through binding arbitration, conducted in accordance with the rules of the American Arbitration Association (AAA) with the decision of the arbitrator(s) being final and enforceable in any court of competent jurisdiction. The costs of mediation and arbitration shall be shared equally by both parties unless otherwise decided by the arbitrator.
20. Compliance with Local, State, and Federal Laws
This lease agreement is governed by and shall be construed in accordance with all applicable local, state, and federal laws, including but not limited to the Arizona Residential Landlord and Tenant Act. The landlord and tenant agree to comply with all relevant laws, including those related to fair housing, tenant privacy, and eviction procedures. Any provision of this lease that is found to be in violation of such laws shall be deemed null and void, but all other provisions of the lease shall remain in full force and effect.
