LOCATION:
The location is perfect for walking. There is easy walking access to convenience stores, restaurants, Retro Row (4th street), and a park. Reach Downtown Long Beach by bike (8-10 mins), rent a scooter (5-8 mins), or car (3-5 mins). The neighborhood is friendly with reoccurring neighborhood events especially in the summer such as pot lucks, bbqs, and back to school bashes.

PROPERTY:
The property contains a triplex with studio and 1 bd rm apartments. However, the single family home has it's own private entry, private fenced backyard, and private driveway!!

LAUNDRY:
Onsite laundry is included at no extra cost. Say goodbye to laundromat and coin operated units! The onsite laundry room is private to the property and accessed by a key. It is shared with the small apartment units next door.

PARKING:
The home contains a driveway that is long enough to easily park 3 cars. This is plenty of space to never have to worry about the Long Beach parking crisis ever again!

INTERIOR:
The interior of the home has been upgraded in 2020 with a completely renovated and open kitchen. It is outfitted with stainless steel appliances including the dishwasher, refrigerator, gas stove, and microwave. The sink is farmhouse style containing a garbage disposal. The peninsula is large enough for 4-5 bar stools. It was truly designed to be the perfect entertaining home or workspace for a home chef.

Additionally, the bathroom was also updated with a double vanity, plenty of storage, new faucets, and subway tiles.

Each bedroom is large enough for King sized beds with room to walk on each side plus dressers. A closet with mirrored sliding doors are in each of them. The front bedroom contains a window A/C unit to allow for comfortable sleeping.

LAWN CARE:
Lawn care is managed by the home owner through a gardening service FREE to the tenant.

ADDITIONAL INFORMATION
We pride ourselves on having good tenant/landlord relationships. We do not use a property management company and take care of any maintenance or issues quickly as they arise.

12 months with option to extend

PROOF OF RENTER'S INSURANCE
We do ask that our tenants obtain renters insurance and will request proof at leasing time.

SECURITY DEPOSIT:
Security deposit equal to one month's rent is required upon leasing. Option to pay out your security deposit over the first 3 month's of occupancy, if needed.

Owner pays for water, sewer, trash, lawncare and laundry. Renter is responsible for gas and electric.
