For sale by Owner-Very private, 2018 16' x 80' 3-bedroom/2 full bath manufactured home resting on a cinder-block foundation sitting on 39.8 acres just outside Bourbon Missouri, about six miles north of I-44. Property was developed the summer of 2018 with electric service provided, new private well and septic system installed. The house has carpet throughout except in bathrooms and kitchen, dining room and laundry room. Those areas have wood looking vinyl. Master bathroom has double vanity with individual mirrors, a step in shower, a garden tub, toilet, medicine cabinet above and a large walk in closet. The 2nd bathroom has a single vanity and mirror, toilet and a tub/shower combination. Everything in house works as did when new. There's new gutters, two car detached garage, large partially covered deck on rear of house that reaches out to the 18' round above ground pool. Pool has new sand filter pump system, cover and all pool accessories. Another partially covered deck on front of house with steps on east end and a 40' wheelchair ramp off west end towards garage. One metal out building in front of house and an insulated well house that houses pressure tank and owned water softener system. Out back through the double gate privacy fence are three "Premier" storage buildings for tools and equipment. One has a loft and small AC window unit. Attached to east end of buildings is an enclosed garage type addition for side by side and attached lean-to behind the buildings for a tractor. The property is completely fenced and gated which has been maintained very well since its development in 2018. Hunting on this property has been restricted to only the owner since 2018 where as only one doe has been taken to date. Property is like a sanctuary to the abundant deer, turkey and other wildlife. There are currently three tree stands in place and a food plot was put in last fall. Up until last Spring, 2023, hay has been cut and bailed from the field behind the house, approximately 9 to 10 acres. The remaining of the property is wooded with a cleared trail around the perimeter to either walk or drive a side-by-side and one trail through the center from the south fence line to the back of the house. There's a chicken coop and a completely enclosed predator proof yard. There's a DR 60" pull-behind finishing mower, a 2022 Husqvarna 54" zero-turn mower, a 1955 Massey Ferguson Tractor with blade for maintaining gravel driveway and many other items such as deck furniture. House is mostly furnished with living room and bedroom furniture. I've paid for and received a state certified appraisal of the property and am asking $394,500.
There is no HOA, no restrictions, no need to ask permission to do what you want here if you own it. Property taxes paid for 2023 were $442.20

    "Across the road from park. Park has basketball area, tennis, updated swings etc. picnic area great size for barbecues, reunions, weddings or any family gatherings. Grade school within 10 minute walk. High school very close walking distance. We have senior citizen community center. We have restaurants and bar in center of town. Sheriffs department maintains law and order and are the heartbeat of Bourbon. They are beloved for taking care of us and our families. Neighbors lookout for one another."

It’s kind of one of those places that draws you in and is hard to get away from, but I’ve been trying to do just that. Most people here are friendly, and most people here at least know each other if not are related to each other, but the area is rife with drugs and crime. The city council won’t let anyone build or really do anything unless you’re related to or good friends with one of them, so the town won’t grow or ever get any better. The streets are absolutely terrible and there are three sidewalks in the whole town. It’s a quaint, small town but is generally a poor area full of corruption and poorly educated cronies."
