Please understand that this is a house that requires lawn care, shoveling, and other responsibilities; we are looking for quality tenants that know what is involved with living in a house not an apartment.

Background check includes rental history and criminal record checks and must be done for all adults planning to live in the house. Must have 3 years minimum of current verifiable Minnesota rental history, no evictions or UD's in the past 2 years, maximum of 1 in the past 5 years. All criminal records will be reviewed and should be disclosed up front. If background checks are approved, last requirements to rent will be showing proof of income (minimum of 3x times the rent) and an open bank account.

Agency help accepted but not waited for, be approved prior to applying, no holding of houses without deposit.

Security deposit is equal to rent, some cases may require last months rent to be paid up front as well, no holding of houses without deposit.

Cats and small dogs are OK. Pet deposit is required.

We rent both single family homes and duplex's. All single family homes require tenant to pay ALL utilities, all duplex units require tenant to pay all utilities except: water, sewer and trash.

Ask about saving $25 per month and move in promos at the open house!

Month to month lease - stay as long as you want (and are a good tenant!)

Owner pays trash only, tenant pays all other utilities.

Pets require additional deposit, no large dog breeds.

Anyone trying to earn and save to get out of here likely gets robbed and winds up having to live here in this stupid cycle a little longer. Best to just avoid it all together if you’re looking at property here. "
