To: Prospective Apartment Tenants

Thank you for your interest in apartment rental at the Historic Stutzman Building in St. Paul. Any Tenant who meets all the following criteria will be eligible to rent an apartment unit and is encouraged to apply.

No bankruptcies
No judgements
No evictions
No unlawful detainers
No criminal record (minor traffic violations excluded)
Verifiable income for at least the previous 18 months (pay stub or similar)
Good previous rental history (no previous rental violations: noise, party, drug activity and/or police calls)
Household income of at least 3 times the rental amount + utilities
Verifiable income and credit score (at least 650 credit score)
Valid driver's license or other government issued ID

Application Process
Fill out an online application via Zillow and personal background check (completely) and pay the application fee (non-refundable)
Landlord reviews online application, background check, and credit score which includes unlawful detainer and eviction searches, sex offender reports, and other screening reports.
Landlord contacts employment and Landlord references.
Signing of lease (1 year minimum) including payment of security deposit at lease signing. Security deposit shall be in the form of cashier's check.
1st month's rent in the form of a cashier's check is required prior to receiving keys to the unit.

All information provided during the application must be true, complete, accurate, current, and verifiable.

Anyone trying to earn and save to get out of here likely gets robbed and winds up having to live here in this stupid cycle a little longer. Best to just avoid it all together if you’re looking at property here. "
