Rental history will be checked and an applicant may be denied if these reports document prior eviction, failure to make payments, violation of lease terms or show evidence that the applicant, applicant's family and/or guests caused any damages beyond normal wear and tear.

A credit check will be conducted for each adult applicant who is 18 years or older.
A full background check, including criminal history will be performed. Criminal record is not necessarily grounds for denial and are considered on a case-by-case basis. Any felony or serious misdemeanor conviction involving violent crimes, domestic violence, possession of controlled narcotics will be grounds for denial of an application. Landlord will not rent to any person required to register as a sex offender.

Pets are negotiable and if approved will be considered with application. (Pets require $500 additional security deposit per pet and a non-refundable $150 per pet fee.) Complete all requested pet information. Pets will be considered on a case-by-case basis and owner may want to meet animals before accepting. Not acceptable: Any unusual, exotic or venomous animal. Unusual, exotic or venomous animals are any animals that are not customarily kept as domestic pets and are, by nature, potentially harmful, vicious and/or dangerous. Examples include, but are not limited to: wild cats (tigers, cougars, leopards, etc.), wolves or other wild dogs, primates, serpents (rattlesnakes, boa constrictors, etc.). Animals with a previous bite history or potentially dangerous dogs, if they are fully or partially the following breeds or appear to be these breeds: American Bull Dog; Bull Terrier; Staffordshire Terrier; Presa Canario; Rottweiler; Doberman Pinscher; Malamute; Chow Chow; Wolf Hybrids, Akita - including Japanese and Akita Inu; Bernese - including Mountain Dog, Berner Sennenhund & Bernese Cattle Dog; Husky - including American, Eskimo, Siberian & Greenland; Mastiffs - including Anatolian Shepherd, Dogue de Bordeaus, Neopolitian, Tibetan, English, Spanish & Bullmastif.
No dogs over 40 pounds.
No puppies or kittens. Dogs and cats must be 24 months of age or older.
Dogs and cats must be spayed or neutered.
All pets must be licensed and current on vaccinations. (Vaccination records must be submitted along with photos of pets at time of application).
No ferrets, reptiles, birds or rodents of any kind are permitted as pets.

HOA provides mow and trim of front and backyards, but tenant is responsible for maintaining the the landscaping with adequate water and care.
