Early Termination Policy: Early termination fee is 2 months of rent.
Renewal Options: Lease renewal can be discussed when that comes time. The intent is for this home to be rented long term, with no expectation of that situation changing.
Tenant Insurance Requirement: Tenant must obtain and maintain renter's insurance covering personal belongings, liability, and potential damages to the rental property.
Minimum Coverage Amount: $100,000 for liability protection and adequate coverage for personal belongings.
Proof of Insurance: Tenant must provide a copy of the policy, including the coverage amount and dates, before move-in.
Additional Insured: Landlord may be listed as an additional insured on the policy.
