PLEASE read this entire ad. Laundry hook-ups, garage & private yard. Due to the high volume of interest in any property we list, you will not receive any response to emails or tour schedule requests. Showing schedule: Monday the 21st, Wednesday the 23rd & Saturday the 26th at 12:00. These are specific showing times, not open houses. No personal showings will be scheduled. Arrive promptly, allowing time for travel and to find parking. Call (707)557-4805 NO MORE than one hour before a scheduled showing and listen to the outgoing voice mail message to confirm it has not been cancelled. Located behind the main house, unit is on second floor with occupied unit below.
How long are open houses, when scheduled? All scheduled showings are specific showing times, NOT OPEN HOUSES. Showings last approximately 20 minutes. If you arrive late, do not expect the person showing the property to stay. Please arrive promptly, allowing time for travel and to find parking. Parking is not allowed in the driveway, alley, or parking lot of any property.
Can I schedule a private showing of a rental? Due to the high volume of prospective tenants wanting to view rentals, no private showings will be scheduled. NO EXCEPTIONS.
How long will the property be on the market?
With the current rental market being very competitive, we can receive dozens of applications per property within 3 days of any advertising. Turn in your applications ASAP.
What are the requirements for applicants?
Income: Enough to pay the rent and to cover the rest of your expenses. There is no 2 or 3 times the amount of the rent requirement.
Credit report: Your credit score does not have to be perfect, but it cannot be horrible. We look at why your score is that number, not just the number. There is a $20 fee per adult for the credit report. We recommend you obtain your own free credit report online before applying so you know what will be on the report we obtain ourselves. If you obtain your own report, we will not accept it for the elimination of the $20 fee. NO EXCEPTIONS.
Rental History: The more rental history you provide the better. Full addresses, Landlord names and Landlord phone numbers are required. No one with evictions on their rental history will be accepted. NO EXCEPTIONS.
Do you accept co-signers? None of our properties accept co-signers. Anyone who applies must reside in the residence after signing the lease. NO EXCEPTIONS.
Who needs to submit an application? Every person aged 18 or older is required to fill out an application. All prospective tenant applications must be approved, or the entire prospective rental party will be denied. Applicant signatures are required on page 2 of the application, or we will not be able to process the application. All applications must be submitted in person to our office. NO EXCEPTIONS.

Should you not be chosen for a specific property, but aren?t outright denied, applications are good for one (1) year on any future properties that become available.
What is the deposit? The deposit will be at least the amount of the rent. It could be more, depending on your credit report and rental history.
What is the length of the lease? Most residential leases are six (6) months, then month-to-month after that. Very rarely a property owner will want a one (1) year lease, which will be noted.
How big is/What is the square footage of the residence? To avoid misinformation or confusion, we do not quote a specific square footage. You may measure the room sizes if you attend a showing.

    "We just moved a year ago to Vallejo and LOVE it! Our neighbors are very friendly (they always say hi and often stop to chat, they bring our garbage cans back when we forget, they watch our pets when we’re on vacation etc) and everyone takes good care of their houses and yards. We used to live in San Francisco and know that Vallejo has a bad rap but I think the sketchy parts are really only limited to small areas (we don’t even know which ones are not good, we haven’t seen any areas that are that bad and it’s definitely way better than so many areas in San Francisco, like the Mission and the Tenderloin!) We’re in our late twenties and love the proximity to Napa to go wine tasting with friends. The weather is out of this world, it’s pretty much always sunny, warmer than San Francisco but a lot less hot during Summer than the East Bay or Napa. Plants grow very well thanks to this weather (we have fruits trees and just planted a ton of vegetables, which are doing amazing). All in all, we love Vallejo because of its diversity and community, weather, proximity to wine country and to San Francisco, and so many more reasons. We couldn’t have found a better place to live and believe that Vallejo is a hidden gem of Northern California. Not surprising why it was so hard to find a house here and that prices keep going up! Hope this helps anyone considering to move to Vallejo! :)"

    "Historical homes, tree lined streets, friendly neighbors, parks and freeway access. There is the ferry for easy access to San Francisco. There is hiking, open space, kayaking, Six Flags, golf, fishing, kite flying, and paragliding close by. "
