Rental Application Requirements:
-Each occupant 18 years or older must submit an individual rental application. There is a $45.00 non- refundable application fee per applicant.
-All applicants must attach copies of the following items below to their application.
-2 valid government issued IDs (eg. State ID or Driver's license, passport, social security); 1 ID MUST be a pictured ID.
-Proof of income. Total net monthly household income MUST be 3X the monthly rent amount.
-Pay Stubs (most recent 30 days' worth of pay).
-If you're an independent contractor, you must provide the most recent 3 months of bank statements and the previous year's personal signed tax returns (Additional information may be requested).
-Official statement of additional income (eg. SSI, disability, child support, GI Bill)

Qualifications:
-All information listed on the rental application must be verifiable. Any information which CANNOT be verified may be grounds for denial.
-Combined net income must be 3X the monthly rent.
-Credit will be based on the consumer's credit report. Applicant(s) FICO score must be 700 or higher. Conditional approval may be available for FICO scores between 550-699. Scores under 550 will be automatically denied.
-The last 2 landlord references are required for approval. Their contact information must be provided.
-12 months of consecutive employment history. If current employer is less than 12 months, the previous 12 months of employment verification will be required.
-Evictions, judgments & unpaid rent balances will lead to an automatic denial.
-A criminal background check will be processed for each applicant. Any applicant that poses a threat to themselves, other(s) or the property will be denied.

Please note: Application processing takes 24 48 hours, however it can take longer depending on our ability to verify necessary information with third parties. The status of your application will be given to you no later than 7 business days after the complete application was received. Applications are processed Monday Friday. Applications received over the weekend will be processed the next business day.

Move In Details (if approved):
-1st month's rent & security deposit will be required prior to move in.
-Security deposit must be received within 24 hours of approval. Move in date must be within 7 days of approval unless you're applying for a "coming soon" property.
-Renters Insurance is required to receive keys (Minimum requirement depends on ownership).
-Utilities must be transferred into the tenant(s) name. (Account numbers will be requested).

He wake up to birds chirping, no helicopters, no sirens, it truly is getting out of the city. It is filled with beautiful trees and the only thing I wish we had was better roads and sidewalks. I would highly recommend Tujunga as an up-and-coming community that is near really good schools in La Crecenta that you can get your children into if you live in Tujunga.I think people try to downplay to hunger because they don’t want people finding this location. I have a lot of people that do deliveries and when they get here they say wow where is this place it’s really cool."
