Pet Guidelines
1. Allowed Pets:

Monthly Pet Fee: $35 per pet.
Pet Deposit: $350 (refundable upon move-out, provided no pet-related damages are incurred).
3. Pet Care and Conduct:

Pets should not create excessive noise or disturbances to neighbors.
All pets must remain up-to-date on vaccinations and be free of fleas/ticks.
4. Maintenance:
Any pet-related damages to the property, landscaping, or appliances will be deducted from the pet deposit or assessed separately if costs exceed the deposit.
Owners are responsible for cleaning up after their pets inside and outside the home.
5. Approval Process:
Prior approval is required for all pets.
Pet owners must provide a current photo of the pet and a signed acknowledgment of the pet policy.

Electricity Bill
1. Monthly Bill:

2. True-Up Bill:
At the end of each year, or upon termination of the lease, the City of Redding may issue a true-up bill for any excess electricity usage beyond what the solar panels have generated.

Tenant is responsible for ensuring that all lawn care for the front and back of the property is properly maintained. The Tenant has two options for fulfilling this requirement:
1. Landlord-Provided Lawn Care: The Landlord will provide professional lawn care services at a rate of $150 per month, which will be added to the Tenant's monthly rent.
2. Tenant-Provided Lawn Care: The Tenant may choose to hire their own licensed lawn care professional, subject to the following conditions:
The lawn care provider must be licensed and approved by the Landlord before the Tenant may proceed with independent maintenance.
The Tenant must ensure that the lawn is maintained to a professional standard, including regular mowing, edging, and general upkeep.

Additionally, the Tenant must ensure that all pet waste is picked up before each lawn care visit to allow for proper maintenance. Failure to comply with these terms may result in the Landlord resuming lawn care services at the Tenant's expense.

I’m so looking forward to leave this city after retirement. Mount Shasta and SHASTA lake are nearby. Mt Lassen is also close by to the East. Beautiful areas for hiking. "
