**Requirements

To prevent delays and be up front with my expectations, here is a list of items that are required to be given a lease:
1. Applicants must be with their current employer for more than 1 year;
2. Applicants must make 3x the monthly rent ($5700/month);
3. Applicants cannot have any accounts in default that are shown on a credit report;
4. Applicants must have a credit score of at least 600 (you can use credit karma, any of the three credit agencies or many banking institutions will provide that for free);
5. Applicants should not have any evictions, foreclosures or bankruptcies in the last 7 years (discharged medical debt is acceptable in certain circumstances);
6. Accepted applicants must provide the first month's rent, one month security and a cleaning fee of $250. The total move in costs is $4,050 and must be paid up at the time of lease signing (we do not finance security deposits). The only acceptable forms of payment are Zelle and Venmo. Application fees are separate and are $70 per adult as defined as anyone living at the residence over the age of 18.

    "There is a lot of history and some charm, however with the freeways close by and the amount of alley ways that are present in about 95% of the properties; this area gets a lot of homeless, dumpster divers, gang bangers and scouts on the look out for burgarlizing homes. we have to be very vigilant when it comes to our exterior and the back of our home due to very unsafe and unpatroled alley ways."
