Thank you for your interest in renting with us. To ensure a smooth and fair application process, we apply the following qualification standards equally to all applicants:
Basic Requirements (for each adult applicant)
1. Credit Score: Minimum of 700 preferred.
- Applicants with a score below 700 may be considered with additional documentation or reserves
(see below).
2. Income: Combined gross monthly income must be at least 3x the monthly rent.
In some cases, 2.5x per adult applicant may be accepted if applicants are unrelated and each contributing to rent.
3.Rental History:
- Minimum of 2 years of verifiable rental history with no evictions, broken leases, or outstanding landlord debts.
- Positive references from current and previous landlords.
4. Background Check: All applicants must pass a criminal background and eviction history check (in compliance with local and state laws).
5. Additional Considerations (if credit is below 700)
Applicants with credit scores below 700 may still qualify with one or more of the following:
- Proof of 3-6 months of rent saved in a verifiable reserve account.
- Co-signer with strong credit and income (5x the rent minimum).
- Higher security deposit, as permitted by local laws.
6. Occupancy & Household Standards
- We follow local occupancy codes to determine the maximum number of occupants per unit.
- No more than 4 unrelated adults per unit, per local zoning guidelines.
- Larger households (5+ people) may be subject to additional income verification or space-related considerations for safety and comfort.
