Google Earth is going to confuse you because there are FOUR dwellings plus multiple outbuildings showing per the public records.

This is a former horse ranch originally on 40 acres located on a PRIVATE PROPERTY DIRT ROAD subject to trespasser charges levied by the owner. This provides great security to the families living off this mile long dirt road. No one likes uninvited strangers "checking out" their property.

No sense in coming down my road just to look: there is no outlet at the end; you will be on camera and foliage at the perimeter fence hides most of the acreage.

In the cottage: One loft is a second storage or sleeping area with ladder access and the other is a 12x15 office/tv room with built in stairs. The loft requiring a ladder right now has a twin bed and is set up as a kid's room. Brass bed in the master bedroom, western decor, washer and dryer available in unit for $50 per month.

There originally were 3 dwelling units on the original 40 acres. This listing is for Unit D, the RED cottage behind the horse barn. You cannot see it from the road. If you don't see a RED cottage in any online site picture attributed to this specific parcel, it is the wrong unit!! This Zillow AI has filled in unchangeable, incorrect details I cannot correct. For example, there are window AC units, not CAC. There are not wall heaters. There three, mobile oil filled heaters which are sufficient.

I am offering either JUST the furnished cottage, trash, water, up to $200 electric and WiFi included, for $1500 per month to a solo occupant. It is a tight squeeze for more than one person. No other access to the property is leased except ingress and egress on my 800 foot driveway. OR OR I'm offering the cottage on TEN ACRES to a cowboy, horse trainer, horse vet or people with horses looking to settle in Georgetown AS FOLLOWS:

I would love to rent the whole fenced 10 acres with furnished cottage, fishing pond, big horse barn to a skilled cowboy who has a horse or two OR a horse vet starting a layup business and vet clinic. The rent for the whole 10 acres (only excluding my art studio in the 2 car garage for one year) would be $2600 per month, includes all utilities and WiFi. Septic tank pumping paid by the Tenant as needed and when vacating. Thank you for reading everything here.

I have had many inquiries with people with 2-3 large breed dogs wanting to squeeze into 750 sf. Absolutely No.

Will consider pets but will depend on size, breed, training, your work schedule and my homeowners insurance approval. No pits, dobies, marmaduke sizes, shepherds, rotties, Pyrenees, boxers or huskies. No outdoor only dogs and only one well behaved dog is best. (I do have one QUIET companion rat terrier who is my vermin clearing dog.) Indoor only cats, max three indoor only cats. All pets must be spayed or neutered with vax records and a regular vet on record.

As a Rental Plan B: will consider long term rental after initial 90 days to horse owners, trainers or veterinarian for the total property consisting of 10 fenced acres, pond, big 5 stall horse barn loaded with tools and a rider mower, round pen, room for practice arena, furnished 750 sf cottage, plenty of parking space for storage pods, trucks, visitors, rvs and horse trailers. All this could be available for $2600 per month which includes utilities up to $630 per month (Up to $500 per month electric, $100 water, $30 trashcan provider), available for the right horse experienced couple (means 2 people) with the physical ability and skills to do the required maintenance and repairs. Tenant will need either an appropriate tractor kit or brush mower on ATV for keeping the fields cut or agree to hire a tractor guy with shredder 2x a year with fertilizer treatment in the fall.

Under Plan B, certain dogs will be allowed but never any outdoor only dogs. Must be well trained, obey voice commands and be non aggressive. Even chihuahuas.

More people added by the Tenant who are living in multiple RVs usually means a portion more rent to the owner. No subletting allowed without Owner permission in writing first. I don't want a Traveler's Camp but am open to horse owners living in RVs and cowboys living in RVs helping around the property. No alcohol or drug abusers, smokers, vapers, chaw. All will have a background check before I will approve. Tenant will need to provide liability insurance coverage to Owner.
