Lease Terms:
No smoking, vaping, or illegal drugs inside the house. No illegal and disruptive behavior, such as drug dealing, drug use, and excessive noise or nuisance.

Electric, Gas, and Water are to be paid for by the tenant.
The tenant is required to register the utilities and services in Tenant's name. The tenant understands and agrees that essential services are to be maintained and operational at all times.

Approved Internet and TV providers: Spectrum and AT&T. No satellite dishes can be installed.

Vehicles parked on premises must be in working condition and with current registration and/or inspections.
The Tenant will be responsible for any fine and/or violation that is imposed on the Landlord due to the Tenant's negligence.
The Tenant agrees to test smoke and carbon monoxide detectors periodically as well as maintain operational batteries at all times.
The Tenant must report any malfunction with smoke or carbon monoxide detectors immediately to Landlord. The Tenant agrees not to remove, dismantle or take any action to interfere with the operation of any smoke or carbon monoxide detectors installed on the Leased Premises.

Trash and Recycle pickup service is included in the rent.

A pet fee of $15 per pet, per month. Maximum 2 pets allowed.

The front and back yard is to be maintained by the tenant.

Landlord will provide pest control and shall be responsible for repairs in or about the Leased Premises unless caused by the negligence of the Tenant. The tenant will be responsible for any repairs caused by his/her negligence.
It is the responsibility of the Tenant to promptly notify the Landlord of the need for any repair of which the Tenant becomes aware.
The Tenant agrees to return the Leased Premises to Landlord at end of the Lease Agreement in the same condition it was at the beginning of the Lease Agreement.

Tenant will keep appliances provided by Landlord in good working order and shall report any malfunction to the Landlord. Any damage sustained due to the neglect or misuse by Tenant will become the full responsibility of the Tenant, either in the appliance repair or replacement.
Landlord will supply and maintain: the stove, refrigerator, dishwasher, microwave, water heater, and washer and dryer.
Tenant must have written approval before installing any appliance. Landlord accepts no responsibility for the maintenance, repair, or upkeep of any appliance supplied by the Tenant. Tenant agrees he/she is responsible for any damage that occurs to the Leased Premises resulting from the addition of any appliance that is supplied by the Tenant.
The tenant agrees that the items specified above are the property of the Landlord and will remain with the Leased Premises at the end of this lease term. The tenant will allow Landlord to enter the house for necessary/agreed repairs, services, scheduled inspections, or in case of an emergency.

Inspection of property and house to be completed every 6 months which includes an air filter change.

There’s a sheriff that lives in the next street and its next to the new freeway expansion and new outlets should be build within the next 5 years. Overall it’s easy access to the freeway. They are demolishing and taking over all those old homes with new apartments towards fm 78 etc. Can’t wait for this area to fully grow. It’s gonna be pretty nice I think "
