LEASE TERMS

Smoking & Conduct: No smoking, vaping, or illegal drug use permitted inside the home or anywhere on the property. Illegal activity, excessive noise, and other nuisances that disturb neighbors are not permitted.
Access & Inspections: Landlord may enter for necessary repairs, agreed services, and emergencies, with at least 24 hours' notice except in emergencies. A routine property inspection (including HVAC air filter replacement) is conducted every 6 months. Landlord is responsible for HVAC filter replacement between inspections as needed.

Utilities: Trash and recycling pickup is included in rent. Electric, gas, and water are paid by Landlord and reimbursed by Tenant upon receipt of the bill. Approved internet/TV providers: Spectrum, AT&T, Google Fiber. No satellite dish installations.

Pets: Up to 2 pets allowed with approval, $15/pet/month.

Parking: All vehicles must be operational with current registration and inspection.

Yard Care: Tenant maintains front and back yards (mowing, edging, weeding). Landlord provides regular pest control and handles general repairs, except those caused by Tenant negligence or misuse.

Appliances Included: Stove, refrigerator, dishwasher, microwave, water heater, washer, and dryer remain Landlord's property. Tenant reports malfunctions promptly; damage from neglect or misuse is Tenant's responsibility. Written approval required before adding personal appliances.

Safety: Smoke/CO detectors must be tested periodically and kept battery-fresh; tampering is prohibited. Tenant is responsible for fines or legal fees resulting from Tenant negligence or lease violations.
Maintenance: Tenant must promptly report needed repairs. Property must be returned in move-in condition, normal wear and tear excepted.

Screening Criteria: Applicants must have verifiable gross monthly income of at least 3x rent. Credit history, criminal history, and eviction history are reviewed on a case-by-case, individualized basis no applicant is automatically denied based solely on a criminal record. A full copy of our written tenant selection criteria is available upon request in compliance with Texas Property Code 92.3515.

There’s a sheriff that lives in the next street and its next to the new freeway expansion and new outlets should be build within the next 5 years. Overall it’s easy access to the freeway. They are demolishing and taking over all those old homes with new apartments towards fm 78 etc. Can’t wait for this area to fully grow. It’s gonna be pretty nice I think "
