The duplex is single story with an attic and single car garage, and does not share an entrance with the adjoining property. It has been recently remodeled, including: piers installed and foundation repair, replaced all the plumbing lines, new flooring (carpet and tile), replaced all the attic insulation, new shower, new tile around bathtub, new water heater. The property is in walking distance of the following: bus stops; parks; Thoreau Demonstration Academy; grocery stores; restaurants; churches; retail and other stores (including Woodland Hills Mall); and a fire station. It's located in a cul-de-sac which minimizes the amount of through traffic. The neighborhood is peaceful and safe.

The following is provided: trash removal; water (including EMSAcare) & sewer; and lawn care excluding flower beds. I live in the neighborhood, and rent is paid by dropping checks or money orders into the wall mounted mailbox attached on my front porch.

Tenant is responsible for the following: electricity; air conditioning; natural gas; hot and chilled water. No wallpaper or paint may be added by tenant without owner's consent.
