Description

This Retro girl has had a facelift!! We have added a bedroom upstairs, doubled the size of the bathroom with a new vanity tub and tiled shower, put in all new electrical, insulation, drywall and carpet. We opened up the loft and put in a gorgeous raw sawn cedar and copper railing staircase. The down stairs is currently being updated as well. New flooring, bath remodel and kitchen remodel. The whole house and garage have been repainted craftsman era colors. This beauty sits on 3.20 fabulous acres with limited views of the Sierras. We have a miners inch of the Boardman canal with year round irrigation. The 5000 sq. ft. garden is fully fenced and has piped irrigation to it with a drip system. Last year we put in a new pump and pressure tank for the irrigation system. The whole front yard is almost flat and the back has plenty of wood for heat for years to come!! The house has a wood stove insert to save on heating bills but it does have forced heating and cooling if you don't want to heat with wood. We sit one mile from highway 174 in a private culdesac. We are only 2.0 miles from highway I-80 for quick trips to Auburn, Roseville and Sacramento. We are only 45 minutes from world class skiing and Truckee, Ca. Lake Tahoe is only 75 minutes away. We are 60 miles from Sacramento International airport.
We love the gold country! Rollins Lake where boating, water skiing and fishing is only 2 miles away, and we are set between the Bear and American Rivers!!

Public transportation at the front door. Charter school just one mile away. High School 4 or 5 miles away Bus pick up on Placer HIlls Road, in front of this residence. This house is an extremely an 'easy to live in' residence. Nice open access (for RV access) all around the house. The noise of Placer Hills Rd may take some getting used to but, the overall convience of daily living will overcome the traffic noise. "
