Tennant is responsible for water, electricity and any additional amenities desired at own expense.
Rent will be accepted by check payment only. NO CASH WILL BE ACCEPTED
No other adult, or minor will be allowed to live in house if not under contract agreement.
House inspections are to be performed. Tennant will receive a 24 hour notice prior to inspection.
Collections: Any balances, which is more than 30 days past due after tenant vacated the rental home will be subject to collections, legal action, wage garnishments and/or seized of personal property. ALL cost associated with the previously mentioned action will be in addition to the total past due balance. If the account is sent to collection agency a $500.00 fee will be added to the account to cover the cost of collection.
Tennant is to keep the in good shape Maintain it clean. Maintain front yard and back yard clean. As well as inside of house.
If owner finds home to be under "unfair" cilinditions after contract, owner can null and void contract at any time and give tenant 30 day notice to evacuate.

    "Great neighborhood. Highly underrated! Safe, quiet, lovely family homes, 15 minute drive into downtown but groceries, etc are all right here. Great trail access and amazing mountain views. The bad press about the area seems to be old stories from 20 years ago or downtown dwellers with sour grapes."
