For small discount, tenant can opt-in to do minor lawn maintenance (push mower and storage provided)

Owner will provide routine and as needed appliance and home maintenance.
Owner will install AC window units during warm season and remove them before cold season (2x per year).
Carpet cleaning offered by owner every 6 months.
For any maintenance owner will notify tenants at least 24 hours in advance.
