Rent is plus utilities. Utilities should be expected to average $75 or less per person. (It's this low because so far, the solar panels on the roof have generated more electricity than we have been able to use.)

This charming, historic house is entered through a walled, English garden. Features include energy efficient windows, central heat and air, dishwasher, laundry room with full-sized washer and dryer, 9'+ ceilings, crown molding, and marble fireplace (wood-burning).

It is a bonus that the entire side of the house opens into a beautiful, private garden that is a designated wildlife habitat. The garden is peaceful by day with both sun and shade, and magical by night with the garden lights glowing. The garden is already furnished and waiting for you to start enjoying it right away.

The walled garden includes several brick patios for dining and sitting; a pond with waterfall; an abundance of roses, flowering vines, and perennials; a bird bath (that gets used!); and garden lights that illuminate the garden at night. This is a fabulous place to enjoy coffee in the morning, a glass of wine in the evening, or invite a few friends over to cook out and eat dinner under the large, flowering tree full of twinkling lights.

BEDROOMS
All bedrooms are upstairs and are flooded with natural light. Each bedroom is furnished with a bed, bedside table, lamp, desk, chair, ceiling fan and window treatments.

NEIGHBORHOOD
The street is a charming, one-block, tree-lined street on historic Capitol Hill. This one-block street is six blocks east of Union Station and one block south of vibrant H Street, with EASY and free parking. Anything for rent on this quiet, mews-like block is RARE.

Whole Foods, Also, Giant Food, CVS, Starbucks, plus myriad shops and cafes are just blocks away, as is anything else you could need.

TRANSPORTATION
Do you have a car? Parking is so easy that all three housemates can park in front of the house almost every night.

This leaves us with a monthly Pepco bill of about $20 in mandatory fees and taxes, and we split this. Total monthly utility expense per person can be less than $75 per person, and sometimes much less.
