2. References and credit scores- we will conduct a thorough background check of all applicants, including contacting references and running a credit check. You must have a history of good financial responsibility. A minimum credit score of 620-650. We will rent to applicants who have a history of being good tenants, which includes paying rent on time, being considerate of the rental property and neighboring community and leaving prior properties in good shape.
3. Minimum income requirement- we require a combined gross monthly income (before deductions) from all adult applicants of at least 3 times the monthly rent. We will ask for verification of income, such as pay stubs or tax returns.
4. Fair Housing Laws- we comply with all Federal and State Fair Housing laws.
5. Application process- we require a complete and accurate application from all adults who will live at the property. We will reject incomplete or inaccurate applications. A rental application fee of $35 will be charged for a thorough background check. We review applications on a first come, first serve basis.
