1. TERM & FINANCIAL PARAMETERS
* Initial Lease Term: 1-Year Fixed Lease starting on the agreed move-in date. Upon expiration, the lease may renew or transition as permitted by local law.
* Monthly Rent: $2,300.00 due on the 1st of each calendar month. Future renewals or extensions may be updated based on prevailing market demand and conditions.
* Security Deposit: $2,300.00 (equivalent to one full month's rent) due upon lease signing.

2. ELECTRICITY METRIC & PERCENTAGE SPLIT
* Included Utilities: High-speed internet, municipal water, and residential trash removal service are fully included in the monthly rent price at no additional charge to the tenant.
* Electricity Billing: The property is entirely all-electric. Electrical usage is shared with the main upper house structure but is monitored and metered via a dedicated private electrical subpanel.

Both parties acknowledge that no cameras are placed inside the private living areas of the lower unit, and exterior cameras focus purely on shared walkways, entrances, and parking boundaries.

4. PARKING & BACKYARD ACCESS COVENANTS
* Dedicated Vehicles: The tenant is explicitly allocated two (2) designated parking spaces on the property. Vehicles must be fully operational and registered.
* Shared Space Entry: The lower unit includes a private deck area. The dedicated back door of the residence provides immediate access to the property's main shared backyard area. Use of the shared backyard space must remain respectful of the residents in the main house.

Great fireworks for the 4th. Close by free tribute band concerts week ends ALL SUMMER. Mountain Singles (name should be Mountains Friends) is a club for Adults to meet with others for all fun stuff out like restaurants, bowling, movies and even game night. Lots of couples join in. There is always something to do in Crestline and close surroundings or enjoy doing nothing in it's beauty."
