About this House

This stunning, boutique home crafted by Lemmo Architecture and Design is now available, for only the second time ever. Apply now to live in a work of art with commanding views of the Austin skyline, backdoor access to hundreds of acres of parkland, and proximity to all the amenities of Austin: 5 min from the bar district, 15 min to the airport or Tesla, 0 min from the Hike and Bike trail. The listed square footage vastly understates your thriving space, with over 1,000 sq ft of shaded decks and patios that transition seamlessly from the interior.

The design philosophy of this home embraces airy indoor-outdoor connection. Vast outdoor patios flow into metal stairways that appear suspended in air. A panoramic, 12-foot multi-slide door crowns the Great Room and encourages you out onto a wood patio and rooftop deck that overlook downtown Austin. Ecologically conscious, the window layout and light stucco exterior block the hot southern sun, keeping the terraces cool while still admitting bountiful light. For your entertainment and work, the low volt system is hard-wired for speakers, ethernet/WiFi, and a camera-based security system.

You can find this house on the Clovis-Kemp tract of the Montopolis neighborhood, famous for the unique architectural style that its premium location has produced. This lot sits directly on the Ann and Roy Butler Hike and Bike trail, which connects you by foot or pedal to 14.5 miles of Austin's famous trail system. You'll have zero-road pedestrian access to Roy G Guerrero Park, Zilker Park, East Austin, and Auditorium Shores. Walk to Secret Beach without ever leaving the shade of oaks in your backyard!

The main living spaces are all upstairs, and when you wake up in the master bedroom you will see the lights of Austin before you leave your bed. Use the flex room adjacent to the master as a nursery, home office, or third bedroom. It goes without saying that the finish is high-end and modern, with a master bathroom that showcases hand-made terracotta tiles, Tadelakt plaster walls, and a freestanding soaking tub. Appliances are restaurant grade, including a GE Monogram gas range. Treat your guests (or family members!) to the eclectic Art Deco style finish in the guest bathroom downstairs. The furry ones are not forgotten, and your dog will love the built-in doggy door that leads directly to the yard. Wash him (or you) off in the outdoor shower by the back door before letting him back in!

The adjacent unit to the main building is an 850 sq ft Accessory Dwelling Unit (1/1 with full kitchen, living room, and dining area). It is rented separately, and has its own parking, locked gate, and entrance.

No smoking. Tenant pays all utilities except for gas (subterranean propane refilled by owner). Owner also pays for home alarm system.

Main unit has access to 1-car garage and 2-car carport. ADU has access to parking along the main drive. Street parking is ample.

"Lived in area 12 years it used to be “the hood” still has some of that here but not like before mostly safe but ladies stop jogging break of dawn or walking alone at night. Been more than 3 murders in the past 4 years within 5 min of this property and the crime type still has a presence here but that is what happens if you gentrify a area fast it takes time to change a whole area "
  • Matthew Litwin
"Montopolis does not have much in it worth walking to, including any bodega or shopping of any kind really. It is very drivable as it is about 5-10 minutes from central Austin."
  • Trulia User
"lots of people use the hike and bike trail for exercise as well as going to work. There are a lot of restaurants and art galleries. "
  • Trulia User
"Gated community with a lot of new homes, home owners or rentals which feels very safe and friendly. Very well-maintained"
  • Trulia User
"Close access to east 6 street. You can typically find culture events every weekend. Also, good eats are everywhere!"
  • Merrilynn E.
"Lots of homeless due to homeless camp Trash on sidewalks Lots of stray dogs and animals in the neighborhood "
  • Frannymanzano
"I've lived and have family that have lived in this area some 30yrs + and my favorite part of this neighborhood is it's sense of community. Everyone looks out for each other and always welcoming."
  • Rebecca J.
"There are a few parks nearby and wide sidewalks on main roads. The speed limit has recently been lowered which I know makes me feel better about having pets about. "
  • Lemonamoultrie
"have to walk distance for public transportation. not an inviting neighborhood not the ideal neighborhood to raise a family. "
  • Ryannish
"Best neighbors. Very friendly and we help each other out. We have a Facebook group. We also get together on some holidays or to watch some ball games."
  • Elroyhavoc
"It’s not too far from Norwood dog park which is a nice place. I like to take my dog there around sunset when I can. It’s huge and I’ve met some nice people and even been invited to Facebook groups specifically for the breed of dog that I have. Also you can walk your dog through the nearby frisbee golf. Course which is beautiful. "
  • emailmohit
"This is a great neighborhood which is targeted by city of Austin for giving an urban lifestyle. This neighborhood is getting very well connected with metro, buses and other means of transportation and the walkability is steadily rising."
  • Delwingoss
"This is a neighborhood in transition. For decades it had multigenerational open air Heroin and Cocaine dealers. The more aggressive ones have been shut down making the neighborhood a lot nicer and safer. APD is working very hard to close down the sneakier ones. The Montopolis area is Incredibly convenient to the University of Texas (14 minutes) , Austin Community College Riverside Campus ( 3 minutes) ,The State Capitol Complex (12 minutes) , downtown Austin (10 minutes), the entertainment district (12 minutes), Austin Bergstrom International Airport (6 minutes or less), the toll road (8 minutes), IH 35 8 minutes) and Hwy 183 less than 4 minutes) . TNeighborhood amenities include the Ruiz Library, Montopolis multi modal trail network and Roy Gurrero Park In the last 24 months according to Travis County Appraisal District assessments the value of a 5000 sq ft lot has almost doubled from $25, K to $45 K . This trend is expected to continue. The only real disadvantages is shopping and the neighborhood still has more crime than the average Austin neighborhood west of IH 35 though a very large portion of that crime is domestic violence/ dating violence/family violence. Largest draw back to development is a Neighborhood plan contact team that is dedicated to keeping non Hispanic families out of the neighborhood and yes the president of that contact team has publicly stated that as one of her goals. If a buyer wants to build what the land is already zoned for? The neighborhood plan contact team has very limited power. Members of the Montopolis Community Alliance welcome diversity in our Montopolis Community. We welcome families of all races and all incomes to move to this wonderful yet undiscovered jewel of a location. Some properties in the neighborhood have million dollar views of the Austin skyline and with those properties backed up to Roy Guerrero Park; nothing will ever be built to obstruct those views. We invite you to make Montopolis your home"
