Lease Option - annual lease agreement, automatically renewable, no rent increase guaranteed, with option to buy for $565,000, (including all improvements, desired furnishings, unlisted appliances, and just about anything except the current owner's underwear, outerwear, tooth brush and shaver) from time of lease signing until three years have passed. Before the end of three years tenant must purchase, resell or vacate the property.

Option to buy value is to be held in escrow for purchase: 5% of 565K, $28,250 to be paid at signing by lease-to-owner(s). It will be held, with all interest, for purchasing down payment and used for acquiring better mortgage rates because it will be held in escrow for years prior to the close of purchase. Or, it will be lost, with all interest, if not used for purchase before 3 years. This assures sincere interest in ownership and care of the property for the current owner in case something unexpected is done by the leasing tenants causing the breach of the lease to own contract.

Tenant must vacate if not purchasing, or, according to law and contract terms, in default of monthly lease payments beyond some days grace periods in the contract.
