Owner pays for spa maintenance, gardening, and owner financed roof top solar panels. Renter is responsible for utilities (including ensuring water to maintain current landscaping) and ADT alarm service (alarm is already installed, activation fee and monthly payments will be transferred to tenant). Cats and small to medium sized dogs, up to 40lbs are ok, no smoking. Parking is included onsite. There is a small garage with a motorized garage opener that can fit one small car, and a private driveway that can accommodate 2-3 cars.

Lease will be for one year. Customized lease agreement available upon discussion. Landlord will periodically schedule service calls and coordinate in advance with tenant. Owner will need weekly access for the yard crew and the spa maintenance rep. Tenant will be responsible for maintaining current landscaping and subsequent water bill.
