Description
This property is no longer available to rent or to buy. This description is from April 10, 2024
The initial Capitalization Rate (CAP) of 5.10% for 6111 Horner St is notably enticing. The current owners have diligently maintained the property, consistently raising rents and revamping units with meticulous effort and style upon tenant turnover. This proactive approach has significantly boosted income over their ownership tenure. The property features a diverse unit mix, including a studio, three 2+2's, one 2+1, one 3+2 townhouse, and a 2+1 Accessory Dwelling Unit (ADU). This diversity not only mitigates risk for savvy investors but also broadens the appeal to a range of tenants, thereby enhancing the property's long-term value and ensuring a more stable and profitable investment. Additionally, select units offer private patios. Situated in the Pico-Robertson neighborhood, 6111 Horner St enjoys an exceptionally advantageous location. Central to the Westside, it provides convenient access to major employment centers in Century City and Santa Monica, with a short 1-mile drive to downtown Culver City and its vibrant entertainment and dining options. The property's front parking adds to its convenience and accessibility, accommodating up to four vehicles in four single spaces. Implementing utility bill-back as units are turned has proven successful, with 2/7 units currently on this program. Continuing this strategy ensures a fair distribution of utility expenses based on tenants' usage patterns, effectively transferring costs and further augmenting Net Operating Income (NOI) and cash flow for the new owner. Demographically, the property is situated in an affluent area, with an average household income (HHI) of $131,284 within a 1-mile radius and an even higher $133,795 within a 3-mile radius. This financial profile adds to the property's appeal and potential for sustained success.

3/10GreatSchools RatingParent Rating AverageThis is our "neighborhood school" that very few neighborhood kids go to. We permitted into the "much better" Palms Middle School only to find daily fights, bullying, and a general lack of attention from staff. Webster has 1/3 the enrollment of Palms (and less than half of Mark Twain) so the staff can be more attentive. The principal, Ms Bell, as well as the Assistant Principals and Dean are standing in front of the gates in the morning to welcome kids, reminding parents of happenings at the school, and building relationships with the students and parents. My kid, who never feels safe, feels safe there. Teachers have been in constant communication and reply to emails and texts (yes, they give out their cell phone numbers) and schoology is constantly updated so we always know what is going on. While the test scores do not show it, the opportunity to learn is absolutely there. Even by LAUSD standards this school is a bit dated. I'm guessing it is because enrollment is low and LAUSD funds are spent on... other priorities. I bought into the neighborhoods opinion of Webster "not being an option". We didn't even consider it when considering middle schools. We got caught up in the WISH, GALA, CWC, charter school application process then permitting to ANY other school close by and didn't give Webster a fair shot. I'm now kicking myself for not sending my kid here from the start of middle school. If you live in the neighborhood do yourself and your child a favor and give Webster genuine consideration. Don't take my word for it, stop by at pick up time and chat up a few parents. I have no doubt you'll hear the same from them.Parent Review7mo ago - Crescent Heights Boulevard Elementary School

7/10GreatSchools RatingParent Rating AverageMy daughter loves Hami. She is in AMPA, the music school. And plays sports. The kids she has met are nice and fun. Teachers are experienced and involved. School is challenging but not too much homework. Administration cares about the kids and takes safety seriously. Lots of staff on campus. My kid likes the Block class schedule: you take 7 classes rather than standard 6. And it makes the week more interesting/always changing. It's just feels like a fun place ...w lots of student-run clubs and music / bands in the quad at lunch etc.Hami is not our home school, but the drive is worth it.Parent Review6mo ago - Check out schools near 6111 Horner St.

"Some dog owners don’t pick up after their dogs is one. Second, the streets here are not really well maintained. The trashcans are tipped over. Sometimes my dog eating something already. Its not safe to have trash around and it looks dirty like that"

"love it perfect location ! i feel very safe in this area as a woman, it’s a lot of people on foot walking and running. Just a cool place !"

"Very quiet neighborhood despite being so close to a main street. We lucked out finding this little hidden gem in Mid City. Not all of it is this nice, but when it is, it’s amazing!"

"I love the markets, places of worship, walking together with my friends. Overall, the restaurants are very good - stopping in with friends or family for Pizza, and the last minute run at the grocery markets! "

"It’s a safe zone just need to be careful on cars rushing on the street during peak hours where by the do not stop "

"It’s a great place for families. Neighbors are nice. The streets are narrow though, and a lot of people don’t drive very well over here. Lots of mini vans and big vehicles trying to go by each other and it can be very frustrating how people will just stop in the middle of the street and force you to drive around their big vans and cars. "

"Quick 20-minute drive to Santa Monica and the beach. Great location for those who work on the west side."

"It’s clean, and although it’s probably way less fun for the dog, compared to Hollywood, because you don’t have to worry about your dog deciding to eat random chicken wings found laying in the sidewalk. There is one skunk in the neighborhood but I’ve only seen it at come out at night and I keep my distance but yeah something to keep in mind if you think you’re dog might attack it and then get sprayed. "
