Application Fee: A non-refundable $50 application fee per adult applicant (18+) is required to cover credit and background checks.

Security Deposit: A security deposit of one month's rent is due upon lease signing. This deposit is refundable within 30 days of your move-out, provided the property is left in good condition, beyond normal wear and tear, and all rent is paid.

Pet Policy: Well-behaved pets are welcome! We require a non-refundable $300 pet fee per pet and $35 pet rent per pet, per month. A maximum of two pets is allowed. Breed restrictions may apply; please inquire.

Tenant Responsibility: Electricity (e.g., provided by BGE), natural gas (e.g., provided by BGE), internet, and cable TV. We recommend budgeting approximately $250 - $300 per month for these utilities, depending on usage. Water, sewer, lawn care, and trash removal are the tenant's responsibility.

Maintenance: Landlord's Responsibilities (Generally Major Repairs & Systems)
The landlord is generally responsible for maintaining a safe and habitable property, which includes:

-Structural Integrity: Maintaining the foundation, roof, exterior walls, and common areas.
-Major Systems: Keeping all essential systems in safe, working order, including:
-Plumbing (pipes, hot water heater)
-Electrical (wiring, outlets, main panel)
-Heating, Ventilation, and Air Conditioning (HVAC system/furnace/A/C unit)
-Appliances: Repairing or replacing appliances provided with the rental (refrigerator, stove, dishwasher, etc.).

Safety: Installing and maintaining smoke and carbon monoxide detectors as required by law.

Pest Control: Addressing serious infestations (unless caused by the tenant's negligence).
Water Leaks: Fixing leaks from the roof, windows, or pipes.

General Upkeep: Performing preventative maintenance like gutter cleaning, seasonal HVAC servicing, and exterior painting.

2. Tenant's Responsibilities (Generally Upkeep & Damage Caused)
The tenant is generally responsible for keeping the unit clean, using systems properly, and reporting issues promptly. This includes:

Cleanliness and Upkeep: Keeping the home clean and sanitary to prevent issues like pests or mold.

Minor Maintenance:
- Changing light bulbs.
- Replacing HVAC air filters (often specified in the lease).
- Disposing of trash properly.
- Keeping plumbing fixtures clean and clear (e.g., clearing minor clogs caused by misuse).
-Damage: Paying for repairs to any damage caused by the tenant, their family, or guests (beyond normal "wear and tear").
-Yard Care: Mowing the lawn, watering plants, or shoveling snow
Smoking Policy: This is a smoke-free property. Smoking of any kind (tobacco, vaping, cannabis) is strictly prohibited inside the home.

Reporting Issues: Promptly notifying the landlord in writing of any defective, broken, or dangerous conditions (e.g., a leaking faucet, a non-working appliance, signs of pests).

Entry to Property: We will provide a minimum of 24 hours' written notice before entering the property for non-emergency purposes (e.g., repairs, inspections).

Renter's Insurance: Renter's insurance is required for the duration of the tenancy, with a minimum of $100,000 in liability coverage. Proof of insurance must be provided before move-in.

Early Termination: Should you need to break the lease early, a fee equivalent to one month's rent will be charged, in addition to forfeiture of the security deposit, unless a suitable replacement tenant is found and approved.
