A. Payment
I will only accept payment through Electronic Funds Transfer (EFT). I have found this works well in the past as neither Landlord nor Tenant has to worry about checks and travel. However, the penalties for not having enough funds in your account are steep. Up to $1000 that comes directly out of next month's rent. My bank treats EFTs as a privilege and will take this privilege away if my tenants default on payments. I can be flexible, too, splitting them between the 15th and the 1st. Also, I can be flexible for emergencies. Just let me know in time to avoid NSF charge.
B. Turnover of the House
I will ask you to submit an Inspection Checklist upon receipt of the house and comply with the terms of the lease upon departure.
C. Yard Maintenance
I expect regular maintenance on front and rear landscaping and will provide the tools to do it. This is relatively easy on time, requiring some shrub trimming, light weeding, autumn raking, and sweeping. You may also contract for yard maintenance on your own and costs around $100/mo for this service.
D. Rental Term
As the April move-in period is off cycle, I will ask for a 15 or 27 month lease that will end on the 30th of June. Inquire if you're interested in a longer term.
