JOINT AND SEVERAL LIABILITY

MATERIAL BREACHES
The following shall constitute material breaches of this Lease:
* Failure to pay rent when due.
* Repeated late payment of rent.
* Providing false or misleading information during the rental application process.
* Unauthorized occupants.
* Unauthorized pets.
* Unauthorized subleasing or assignment.
* Property damage.
* Criminal activity on or near the premises.
* Excessive noise or disturbances.
* Refusal to permit lawful entry.
* Failure to maintain sanitary conditions.
* Failure to remove snow, ice, and apply salt as required.
* Repeated violations of any lease provision.
Material breaches may result in termination of tenancy and legal eviction proceedings as permitted by Delaware law.
NO SUBLETTING
Tenant shall not assign this Lease or sublet any portion of the premises without the prior written consent of Landlord.
Any unauthorized subletting or assignment shall constitute a material breach.
DUTY TO REPORT DAMAGE
Tenant shall immediately report any water leaks, plumbing issues, electrical problems, structural concerns, pest infestations, or other conditions that could cause property damage.
Failure to report known damage may result in Tenant being held responsible for resulting damages.
ABANDONMENT
Failure to occupy the premises while rent remains unpaid, removal of substantially all personal belongings, or other conduct indicating Tenant has permanently vacated may be treated as abandonment as permitted by Delaware law.
APPLICATION ACCURACY
Tenant certifies that all information provided in connection with obtaining this tenancy is true and complete.
Any material misrepresentation regarding identity, employment, income, rental history, occupants, pets, or criminal history may constitute grounds for lease termination to the extent permitted by law.
COLLECTION COSTS
To the extent permitted by law, Tenant shall be responsible for reasonable court costs, filing fees, collection costs, attorney fees, and expenses incurred by Landlord in enforcing this Lease or collecting unpaid amounts.
NO WAIVER
Landlord's acceptance of partial payments, delay in enforcing any provision, or previous failure to enforce any provision shall not constitute a waiver of Landlord's rights under this Lease unless expressly stated in writing.
MOVE-OUT REQUIREMENTS
Upon termination of tenancy, Tenant shall:
* Return all keys, garage openers, and access devices.
* Remove all personal property.
* Leave the premises in broom-clean condition.
* Repair damage caused by Tenant, occupants, guests, or pets beyond normal wear and tear.
Failure to comply may result in lawful deductions from the security deposit and other remedies available under law.
RENT
Monthly rent shall be due on the 1st day of each month without demand, notice, or invoice from the Landlord.
Rent shall be paid in the manner designated by the Landlord.
Failure to pay rent when due constitutes a default under this Lease. Any rent not paid within the grace period required by Delaware law may be subject to late fees and other remedies available to the Landlord.
Acceptance of partial rent payments shall not waive the Landlord's right to collect the remaining balance, issue notices of default, terminate the Lease, or pursue eviction as permitted by Delaware law.
Three (3) or more late rent payments within any twelve (12) month period shall constitute a material breach of this Lease.
SNOW, ICE, AND WINTER MAINTENANCE
Tenant shall be solely responsible for keeping all walkways, sidewalks, driveways, steps, entrances, and other areas used by Tenant reasonably clear and safe during winter weather.
Tenant shall:
* Remove snow and ice from walkways and entrances in a timely manner.
* Apply salt, ice melt, sand, or similar materials as necessary to reduce slipping hazards.
* Maintain safe access to the Property for occupants, guests, mail carriers, delivery personnel, and emergency responders.
Failure to remove snow, ice, or apply salt when necessary shall constitute a lease violation.
Tenant shall be responsible for any fines, damages, costs, or liabilities arising from Tenant's failure to comply with this section to the extent permitted by law.
CLEANLINESS AND PROPERTY MAINTENANCE
Tenant shall keep the premises clean, sanitary, and in good condition at all times.
Tenant shall be responsible for:
* Routine housekeeping and cleaning.
* Proper disposal of trash and recycling.
* Keeping kitchens, bathrooms, floors, and common areas clean.
* Preventing pest infestations caused by poor housekeeping.
* Maintaining the yard, porch, driveway, and exterior areas in a neat condition unless otherwise agreed in writing.
Failure to maintain the Property in a clean and sanitary condition shall be considered a material violation of this Lease and may result in notices of violation, charges for remediation, or termination of tenancy as permitted by Delaware law.
