The Tenant agrees to maintain the Premises, including all provided furnishings, fixtures, and appliances, in a clean, safe, and orderly condition throughout the term of the lease. The following responsibilities shall apply:
General Upkeep and Cleanliness
Tenant shall keep the Premises, including all interior and exterior areas under their exclusive use, clean and free from dirt, debris, pests, and excessive clutter. Trash and recycling must be properly disposed of in accordance with local regulations.
Furnishings and Fixtures:- Tenant shall use all provided furniture, decor, and household items with reasonable care. Avoid placing hot or wet items directly on furniture or countertops. No items may be removed, stored off-site, or replaced without prior written consent from the Landlord. Any damage, excessive wear, or malfunction must be reported to the Landlord immediately.
Routine Maintenance:- Tenant is responsible for minor upkeep, including but not limited to:
Replacing light bulbs and smoke detector batteries as needed;
Unclogging drains or toilets due to non-structural blockages;
Keeping HVAC vents unobstructed and, if applicable, replacing filters per lease instructions.
Preventative Care:- Tenant shall take reasonable precautions to prevent damage to the Premises, including but not limited to:
Using coasters, placemats, and protective pads on furniture surfaces;
Cleaning spills promptly to avoid staining;
Avoiding misuse of plumbing, appliances, and other fixtures.
Outdoor Areas (If Applicable): If the townhouse includes exclusive-use outdoor areas (e.g., patios, balconies, private yards), Tenant shall maintain them in a clean and tidy condition. Personal items shall not be left in shared or common areas.
Alterations and Fixtures: Tenant shall not make any alterations to the Premises including painting, installing fixtures, or mounting items to walls without prior written approval from the Landlord.
Reporting Obligations: Tenant must promptly report any maintenance issues, damage, or safety concerns, including but not limited to:
Plumbing leaks or backups;
Malfunctioning appliances;
Damage to furniture or provided items;
Broken locks, windows, or safety devices.
Security and Keys: Tenant is responsible for securing all doors and windows when the unit is unattended. Under no circumstances shall the Tenant duplicate or misplace any property-related keys. Lost keys must be reported immediately and may incur replacement costs.
Access for Repairs: Tenant agrees to provide reasonable access to the Premises for necessary repairs, maintenance, or inspections upon receiving proper notice in accordance with applicable laws.
