*IMPORTANT NOTE*
There is an attached Mother-in-Law Suite or Granny Flat that will be occupied by a single adult (the property owner, mid-30s). The unit has its own entrance and for all intents and purposes is completely isolated, but will share the garage and W&D area.

Also, note that there is noticeable noise from the freeway when outside. However, inside is essentially soundproof due to renovated dual pane windows.

1. Lease Duration: month-to-month. Open to discussing long term options as well.

2. Security Deposit: One month's rent ($6450). The deposit covers any damages to the property, unpaid rent, or other lease violations.

3. First and Last Month's Rent: Required upon signing lease agreement

4. Rent Payments:
Due Date: Rent is due on the first day of each month via check
Late Fees: Consider a late fee if the rent is not received by the 5th of the month (+5% after the 5th and an extra 5% every 5 days thereafter until payment is made in full).

5. Utilities and Maintenance:
Utilities: Tenant is responsible for 50% of the following utilities (electricity, gas, and water). Internet is included. Please note that the house has Solar+Battery and thus should drastically reduce (if not eliminate) electricity.

The landlord will cover trash collection, landscaping, and other common-area maintenance.

Maintenance: Tenants are usually responsible for minor maintenance and repairs (up to $250). The landlord handles major repairs and maintenance from the security deposit.

6. Insurance:
Renter's Insurance: Require tenants to obtain renter's insurance, which typically covers their personal belongings and liability.

7. Pets:
Pet Policy: Small quiet pets are allowed.

8. Property Condition: Anticipate a Move-In/Move-Out Inspection.

9. Restrictions:
No Smoking: inside the house or on the property.

Occupancy Limit: 6 individuals

10. Right to Entry:
Notice Requirement: The landlord will provide a minimum of 24-hour notice before entering the property, except in emergencies.

11. Subleasing:
Subletting Policy: Subleasing is not permitted without the landlord's written consent.

It’s not as communal as other cities I’ve lived in with many people driving in and out of the community and then staying inside or in their backyard. The gates parks prohibit kids meeting there unless they belong to an association. It’s odd to see a gated park that children cannot play on , meet new kids that live across the street, etc. I’m used to larger cities where there are more public places to gather, meet your neighbors, and create a stronger community."
