One of the beautiful things about this piece of property is in the wintertime it is 20 to 40 warmer than the Valley. This unique piece of property has many things to offer, a breath taking view being one of its best attributes. The property faces a basin valley at about 1900 feet above sea level overlooking a very beautiful endless view of the rare endless Alaskan Tundra. The Lot is a triangle fronted by state land that cannot be built on. The right side is owned by the farmer that was the first to settle the Haystack community. The left side of the triangle Lot is Haystack Drive. The Lot to the rear of the property was purchased by the owner of the next lot over so no one would build next to him. All land to the north of the lot belongs to a private owner that maintains a 600 acre farm. The address is listed as Haystack Drive but the entrance is on Cogan Road and is self-maintained by the owner with his Grader. The remaining roadways are State Maintained. Heavy Equipment is readily available for rent from the Cogan Farm or the Haystack Sawmill. Haystack is a Community and they help each other. Monthly Pot Lucks are held to keep the Community together. The Dozer work was done for this cabin to be erected and lived in while a house is being built. There is the house pad and the cabin pad along with a large garden space. 200 amp service was chosen in anticipation of a house being built along with a garage and a horse coral. 100 Amps for the cabin pad and 100 Amps for the House pad. There is permafrost on the property and mainly Black Spruce. The Dozer work ripped this down to the bedrock so the pads are solid. Gravel would be your choice, the long driveway and pads are fine as is but bull rock may make things more convenient. There is a hand crafted Swedish Cope Notch Log structure included with the property. The cabin is a "real" log cabin and ready to be stacked like big Lincoln logs on the platform that was made specifically for it. The cabin is 16" x 18' center to center. The platform on the Cabin Pad is overkill 2x10's on 10x10 beams leveled on concrete pads with railroad ties set high for storage and the view. There is a six foot front pretreated porch of which the Center Ridge Log included with the cabin completely extends over to peacefully enjoy the view. The floor of the platform consist of 2 layers of 1/2 CDX set at 16" centers as well as 1/2 inch of ply on top with flush counter sunk screws at every 8"s. The Swedish Cope Notch cabin was hand crafted Log by Log for by a Master Log Home Builder to be used as a hunting cabin in Valdez.
