RENTAL REQUIREMENTS

- Credit, background, employment, income, and rental history verification required
- No prior eviction judgments or outstanding landlord balances
- All adult occupants must complete an application and screening
- All rental criteria will be applied consistently to each application

12-month lease minimum. Security deposit equal to one month's rent. Rent is due on the 1st of each month with a 5-day grace period. Tenant is responsible for all utilities and lawn mowing. HOA fees are included in rent. Routine lawn maintenance (fertilizer and weed control) is covered by Landlord. Small pets are welcome. Larger pets may be considered on a case-by-case basis with owner approval and may require an additional deposit and/or pet rent. No indoor smoking permitted.

Landlord is responsible for major building systems and repairs, including HVAC, plumbing, electrical, roof, structural components, and landlord-provided appliances (excluding damage caused by tenant misuse or negligence). Tenant is responsible for routine housekeeping, replacing HVAC filters, changing light bulbs, promptly reporting maintenance issues, and maintaining the property in a clean and sanitary condition.

Credit, background, employment, income, and rental history verification required. No prior evictions. Minimum household gross income of 2.75x monthly rent.
