Our residents are automatically enrolled in our Resident Benefit Package. The cost of this program is $35 per month. Every adult age 18 and over must complete an application. The application fee is $55 per adult. The application process includes credit, criminal, previous rental history, employment, and income verification. Residents are required to obtain and keep liability and renter's insurance in full force and effect during the full term of the lease agreement and any subsequent renewals. The coverage must include at minimum the following:
$20,000 renter's content coverage
$100,000 tenant liability insurance coverage
$10,000 renter's bodily injury coverage
Our residents may purchase their own policy as long as Landlord and Agent are listed as "additional insured". It is important to note that "additional insured" and "additional interest" are not the same thing. If the policy provider will not name Landlord and Agent as "additional insured", our residents will have to find an alternate provider that will. Our residents must provide a copy of the policy to Blue Fox Properties, LLC prior to lease signing and prior to signing any lease renewal. If the copy is not provided prior to lease signing, Tenant will automatically be enrolled in the insurance policy provided through Blue Fox Properties, LLC and charged accordingly. The cost of the Blue Fox policy is $20.
Our minimum rental requirements include the following:
1.The applicants' household verifiable gross monthly income must be 3 times the rental rate.
2.All our homes are offered as non-smoking. No smoking is allowed on the premises, inside or outside the home.
3.Reasonable credit which includes but is not limited to an average credit score of 630 for all applicants combined. Credit scores between 580-629 may be eligible to provide a cosigner to support challenged credit.
4.If this property is located within the City of Tucson, housing vouchers will be considered.
5.Applicant to provide proof that debts to previous landlords have been satisfied. An eviction can be grounds for denial.
6.No felonies for the past 10 years related to property damage, illegal substance manufacturing or distribution, or assault. Other criminal activity may be grounds for denial.
7.All pets are subject to approval.
8.No bankruptcies that have not already been discharged.
9. All current or pending collection accounts owed to any utility companies must be paid in full, with no exception, and must provide a receipt from the collection agency or utility company stating the collection fee has been paid or settled.
10. You must fill out an application on bluefoxproperties dot com. Applications submitted through any other site will not be accepted and Blue Fox will not be responsible for any refunds.

She was pushed to the ground and hit on several occasions, including several punches to the head. Some occasions were caught on video, yet they still did nothing. They seemed more concerned about protecting those that were doing the bullying and believing their unrealistic stories than protecting her. She had to change schools because she no longer felt safe. I am so disappointed in the teachers and staff that turned their head and ignored what was happening. 9/10GreatSchools RatingParent Rating AverageSadly, this school put my child with special needs in danger and then completely abandoned her. This was our home district and we were happy to get my children into what we thought was a kind and inclusive school community. The problem at Miles wasn't the teachers, they are caring and creative, the problem is poor resources and ineffective and inflexible administration. The district will try to get out of paying anything they can for students with special needs. I had a letter documenting my child's need for an aide from her developmental pediatrician and they had the data from the school showing she clearly needed 1:1 support but they still would not provide it due to the cost. When my 5 year old got away from her teacher who was in charge of a whole kindergarten class and ran into a busy street they finally recognized that she needed some aide support. That was several months into the year when she had already been endangered by their reckless policies. Then when school went to online only in March 2020 and my 6 year old child with special needs could not learn that way, admin just gave up and refused to educate her. They would not bring her in for tutoring or any services, nothing, even though her special ed teacher recognized that she could not learn online and wanted to teach her in person and felt she could do it safely, admin refused and completely abandoned her. The school has remained shuttered for an entire year now, 12 months, to students who desperately needed in person education, what a travesty, I feel terribly for any students stuck in TUSD who needed in person education and have list out on so much. I am so incredibly thankful we got our kids into CFSD, they are doing an excellent job educating all children safely even during a challenging year and are a much more welcoming and inclusive community!Parent Review5y ago - W V Whitmore Elementary School

3/10GreatSchools RatingParent Rating AverageSo Impressed with this school and it’s somehow managed to pick the most amazing staff from the people in the office to the teachers and everyone in between. My other daughter is in the Catalina school district which is supposed to be much better than tusd but this school is better than the 2 Catalina district schools my older daughter has attended. Yes, there is a hefty workload, but this is communicated to incoming students before they enroll. It has a good environment and a helpful staff.
