-No past evictions.
-No balance owed past or present to: Utility companies or property manager.
-No excessive late payments to previous landlord or on credit report.
-No excessive accounts in collection on credit report.
-No recent criminal activity within the past 6 years.
-Lease must be signed by all parties within 24 hours of receipt.
-Security Deposit and first month's rent is required to be paid in full within 48 hours of approval notification.
-You must be willing to start lease within 14 days of property being available.
- No Co-signers or Guarantors.

MUST SUBMIT DOCUMENTS WITH APPLICATION:
1. Each applicant must submit the online application and pay the $39.99 non-refundable application fee.
2. Proof of current, verifiable income for each applicant emailed to us at time of applying (NO screenshots accepted).
- If employed, copy of 2 paycheck stubs containing year-to-date info. Must show proof of income for the last 30 days.
- If starting job, a copy of your employment agreement/offer letter
- If self-employed, copy of prior two years tax returns and business bank statements for the previous 3 months (each document must include all pages).
- If retired, proof of retirement income such as social security, disability, liquid assets, personal savings/bank account, or stocks. Copy of last 3 months of bank statements.
3. Pets: PETS ON APPROVAL. Information on size and breed must be provided. If approved, an additional security deposit will be required. ESA/Service animals: must submit supporting documentation.
