Electric costs are split based on the number of full-time residents. Residents with 36 hours or less time at the residence per week are not expected to contribute. Internet and water utilities are included in the rent price.

The Landlord reserves the right to remove any guest from the property for any reason prior to 5 days time without explanation, but for which would be reasons of security, safety, and protection of property. The Landlord reserves the right to move out and back in at will, to re-enter public spaces of the home at will, and will communicate such changes beforehand. Landlord will notify tenant no less than 24 hours in advance of any bedroom inspections.

Pets that are contained, do not disturb the resident felines belonging to the Landlord, and are unlikely to cause damage to the residence may be considered and added as an addendum to the lease; however, the Landlord will not be held liable for loss of or damage to a pet. The Landlord reserves the right to remove the pet for any reason, but for which would be a concern over property, health, or disturbance. Damages caused by pet will be paid out of the pet and tenant deposit. If any of the Landlord's pets are lost as a result of the Tenant or their visitors, the deposit will be non-refundable.

Tenants will respect the person, space, and belongings of the landlord and tenants. They are not to enter bedrooms other than their own for any reason, even with tenant consent without Landlord consent, unless under emergency, life threatening conditions.

Tenants are expected to make their own arrangements regarding acceptable living conditions regarding, but no limited noise level, bathroom use, and parking. Quiet hours are 10:00pm-07:00. If tenants are unable to come to agreeable terms, the Landlord will draft an addendum roommate agreement for both parties to sign and has the final word on what it will say.

The Landlord reserves the right to make use of friends, neighbors, and hiring contractors to assist in tasks such as package delivery, house maintenance, and pet care. Landlord may include cleaning services as an additional fee if services are required. Concerns that may arise will be addressed to ensure tenants feel safe. Additionally, the Landlord and the Tenant may agree on a case-by-case basis to reduce the rent based on tasks performed by the Tenant as requested and deemed acceptable by the Landlord, that may include but is not limited to caring for pets in Landlord's absence, yard maintenance, or deep cleaning common areas. The Tenant is responsible for maintaining cleanliness of their rented spaces: bedroom, bathroom, common areas, and trash.
