Utilities are covered and we will review this at 6 months when the lease is up to see if it's in need to change due to a large increase in expenses. No pets please. I need to know about overnight guests in advance, for the safety of my children. Limit the overnight guests to Two per month. Guests using the pool and spa must not be intoxicated or using drugs of any sort, liability reasons. Helping w household duties is highly recommended (taking out garbage, skimming pool, watering plants, etc). No smoking in doors. No parties. Other than the basics of being a good tenant and a kind soul, we're not asking for much
