The tenant pays all utilities and is required to maintain renters' insurance during residency. The tenant is responsible for all yard maintenance. No pets, no smoking.

Rental Criteria:
1) The combined gross monthly income must be at least three (3) times the monthly rent (a minimum of six (6) months of employment must be verifiable). Include all names of applicants over 18 years old who will be included in the lease agreement.
2) Satisfactory rental and/or mortgage references for at least two (2) years immediately preceding submission of your rental application. If you have ever been evicted or sued for any lease violation or had your tenancy terminated due to a lease violation, your application will be rejected.
3) "Good" credit score (670+). Your application may be rejected if your credit history shows any derogatory information.
4) All adults over 18 MUST submit a separate application.
5) All adults MUST provide copies of their photo ID, social security card or W-2, and the most recent two (2) months of paycheck stubs. Applicants may also be asked to submit three (3) months of bank statements.
6) Once your application is processed, it will be reviewed by the property manager and the homeowner. The property manager will contact the applicant(s) with approval or denial of their lease application.
