Furnished Room: The room is furnished with a sofa bed, desk, office chair, and coffee table.
Shared Areas: Tenant will have access to the common areas, including the living room, kitchen, bathrooms, garage with washer/dryer, and other shared spaces with 4 other tenants.

House Rules & Expectations:
Quiet, Drama-Free Atmosphere: The house is designed for a peaceful, relaxing environment. All tenants are expected to maintain a respectful, friendly, and drama-free living situation.
Cleanliness: Tenants are responsible for keeping their personal spaces tidy and participating in regular cleaning of shared areas. A cleaning schedule will be provided.
Visitors: Visitors are welcome but must respect the privacy and peace of the household. Overnight guests require prior approval. Overnight guest fee of $20/guest/night.

Utilities & Maintenance:
Included Utilities: Rent includes up to $70/month of utilities.
Tenant Responsibility: Tenants are responsible for maintaining cleanliness in their private spaces and reporting any maintenance issues promptly.

Terms of Occupancy:
The room is for single occupancy. No additional persons or pets are allowed without prior approval from the landlord.
Smoking: Smoking is not allowed on the property or premises.

Termination & Renewal:
Early Termination: If the tenant needs to terminate the lease early, they must provide a 30 days notice and may be required to pay an early termination fee.
Lease Renewal: A lease renewal notice will be provided at least 30 days before the lease expiration date.

Security Deposit & Move-In Details:
Security Deposit: $1375 to be paid at lease signing. The deposit will be refunded upon lease termination, pending a final inspection of the room and common areas.
